AFFIDAVIT OF SELF-ADJUDICATION BY SOLE HEIR WITH SIMULTANEOUS SALE

I, GINA I. MICABALO, married to Arthur A. Micabalo, of legal age, Filipino and a resident of
Purok 2, Dao, Dauis, Bohol, after being duly sworn to in accordance with law, hereby depose and say:

1. That I am the only and sole legal heir of the late Spouses Ramon Igcalinos and Adela Cabañas
Igcalinos who died intestate and without any known debt on January 1, 2017 and July 14,
2012, respectively, both at Loboc, Bohol;

2. That during the lifetime of my father, the late Ramon Igcalinos, he acquired through a Deed
of Extra-Judicial Settlement of Estate Among Heirs With Waiver executed by the Heirs of
Hilaria Nanat-Igcalinos on January 12, 2010 and was acknowledged before Atty. Nerio D.
Zamora II in Tagbilaran City and was entered in his Notarial Register as Doc. No. 73; Page No.
16; Book No. XI, Series of 2010, a copy thereof is attached as Annex “A”, a parcel of land, which
is hereinafter described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 18955

Beginning at a point marked “1” of Lot 2666, Cad-357-D, being N.54-44 E.,
2995.17 m. from BLLN 1, Cad-357-D, Loboc, Bohol, thence

N. 6-54 E., 37.45 m. to point 2; S. 86-37 E., 14.06 m. to point 3;


S. 89-12 E., 76.36 m. to point 4; S. 28-09 W., 54.14 m. to point 5;
N. 79-49 W., 70.46 m. to point 1; point of beginning.

Containing an area of THREE THOUSAND FOUR HUNDRED AND SEVENTY


FIVE (3, 475) SQUARE METERS, more or less.

3. That pursuant to Sec.1, Rule 74 of the Rules of Court, I hereby adjudicate unto myself
the above described real estate by means of this Affidavit and hereby file the same
with the Register of Deeds for the Province of Bohol with the request that said
adjudication be made effective without judicial proceedings, subject however, to the
limitations imposed under Sec. 4, Rule 74 of the same Rules of Court in favour of any
possible heir, creditor or co-owner who might have been deprived of his lawful
participation and share over the subject property for the period of two (2) years
from and after the date of the execution of this instrument;

4. That I, for and in consideration of the sum of FORTY FIVE THOUSAND PESOS
(P45,000.00) Philippines Currency, to me in hand paid by and receipt whereof in
full is hereby acknowledged from the herein VENDEE, SPOUSES DENNIS D.
CAYANAN and JESSEL I. CAYANAN, married, of legal age, Filipino with residence
at Upper Bonbon, Loboc, Bohol, by these presents, do SELL, TRANSFER, CEDE and
CONVEY absolutely and irrevocably unto the said VENDEE, her heirs and assigns, the
above-described parcel of land, together with all the improvements found thereat,
free from all liens and encumbrances whatsoever;

5. That the above-described parcel of land is not tenanted or leased and the same is
free from any lien and/or encumbrance;

6. That I hereby warrant the peaceful possession and ownership over the said parcel
of land by the Vendee, her heirs, assigns and successors-in-interests and shall defend
them from any claim of any person or entity, whomsoever;
7. That the adjoining lot owners of said parcel of land were duly notified about the sale
but no one of them is interested to buy except the herein VENDEE;

IN WITNESS WHEREOF, I have hereunto set my hand this 30th day of October, 2018,
in Tagbilaran City, Bohol, Philippines.

BEFORE ME, this 30th day of October, 2018 at the City of Tagbilaran, Bohol,
Philippines, personally appeared GINA I. MICABALO, with her PhilHealth ID No. 12-
051161578-5, known to me to be the same person who executed the foregoing Affidavit of
Self-Adjudication of Sole Heir with Simultaneous Sale and she acknowledged to me that the
same is her free and voluntary act and deed.

This instrument consists of two (2) pages, including this page on which this
acknowledgement is written, has been signed by the affiant/vendor and her witnesses on
each and every page thereof.
