RENTAL AGREEMENT

This RENTAL AGREEMENT executed at CHENNAI on this the ___ day of _____ 2019

BY AND BETWEEN

Mr. Sundarapandian, S/O Mr.S.Andichamy, aged about 37 Years, residing at No.94, Aditya
Avenue 4th cross st, Vellodai, Ponneri - 601204, hereinafter referred to as ‘LESSOR’ which term
shall mean and include his/her/their heirs, legal representatives, administrators, executors and
assigns) of the ONE PART.

AND

hereinafter referred to as the ‘LESSEE’ which term shall mean and include his/her/their heirs,
legal representatives, administrators, executors and assigns) of the OTHER PART.

Whereas,

I. The LESSOR is the owner of the apartment bearing Nos.94 having a super built up area of
850 sq.ft. in the Ground Floor, hereinafter referred to as SCHEDULE PROPERTY,.

II. The LESSOR intends to let on lease the Schedule Property to the LESSEE on a monthly
rental basis and the LESSEE who is interested in taking on lease the Schedule Property
agrees to take on monthly rent the Schedule Property subject to the following terms and
conditions.

III. Hence this agreement

NOW THIS AGREEMENT WITNESSES AS FOLLOWS:

1. That the LESSOR shall let on lease the apartment bearing Nos. 722 having a super built up
area of 1085 sq. ft. in the Second Floor, 7th Block and comprising in the residential
development named ‘TVH SVAYA’ together with one No. of car parking space, enjoyment
right on the amenities & facilities provided therein, etc., and which is morefully described in
the Schedule hereunder, hereinafter referred to as SCHEDULE PROPERTY to the LESSEE.

2. That the rent for the Schedule Property shall be on a monthly rental basis calculated at Rs.
8/- per sq. ft, and Maintaince Charges of Rs.1/- of super built up area aggregating to a sum
of Rs.9765/- (Rupees Nine Thousand Seven Hundred and Sixty Five only) for the
Schedule Property per month.

3. That the lease shall be for a period of 11 months commencing from _________ hereinafter
called the LEASE PERIOD. The LEASE PERIOD shall further be extended on mutual consent
at the end of the last month of every LEASE PERIOD. The LESSEE shall be entitled to
occupy the Schedule Property on lease for the said period of 11 months (lock in period)
without being evicted and the LESSOR shall therefore be bereft of all his/her/their right of
eviction for the said period of 11 months subject to the LESSEE making prompt payment of
the rent and not violating any of the conditions set out in this agreement.

4. That the rent shall be paid on or before the 1 st day of every succeeding English Calendar
month promptly by the LESSEE to the LESSOR and the tenancy shall be according to the
English Calendar month calculated from the 1st of every month to end of every month.

5. That there shall be an escalation in the rent @ minimum of 5% or more depending upon
the market conditions, at the commencement of every subsequent LEASE PERIOD which is
calculated on the rent paid for the last month of the said LEASE PERIOD. The monthly
rental payments shall be duly acknowledged by way of Rental Receipts.

6. The LESSEE has on this day pays to the LESSOR a sum of Rs.29295/- (Rupees Twenty
Nine Thousand Two Hundred and Ninety Five only) vide Cheque/Demand Draft dated
_________, bearing No. ___________ drawn on
_______________________,_____________ Branch, towards interest free caution deposit
cum rental advance which shall become refundable to the LESSEE on termination of this
lease agreement or on early termination at the instance of either parties and upon the
handing over of actual vacant possession of the Schedule Property by the LESSEE, however,
any dues in the form of arrears of rents, arrears of electricity charges, arrears of
maintenance charges, etc, if any shall be deducted. The LESSEE undertakes to hand over
possession of the Schedule Property together with the amenities and the fittings therein in a
good & normal working condition. The LESSOR admits and acknowledges the receipt of the
said sum in the said manner.

7. That the Schedule Property shall be utilized for residential purpose alone subject to
adhering to the terms & conditions of the Owners’ Association and agrees to pay all the
charges & expenses as demanded by the Owners’ Association for the enjoyment of the
common amenities & facilities.

8. The LESSEE undertakes not to use the Schedule Property for any communal purposes or
any other purpose that is against the interest of the Owners’ Association or against
prevailing laws.

9. The LESSEE is authorized to sub-let the premises to its associates/affiliate/s or Group


companies and shall not sub-let to any other third party.

10. The LESSEE shall pay electricity consumption charges, and maintenance charges (if
applicable) to the concerned authorities in respect of the said premises and additional water
charges at the time of water scarcity as levied by authority.

11. The LESSOR shall pay Corporation Tax, Metro Water Tax and levies to concerned authorities
for the premises.

12. The LESSEE shall keep the Schedule Property in a good condition. The LESSEE shall be
responsible to do all repairs and replacements of the amenities and fittings.

13. In the event of the Schedule Property being sold by the LESSOR, the LESSOR undertakes to
inform the LESSEE about the same and ensures that the subsequent purchaser of the
Schedule Property abides by the terms of this agreement in case if the sale takes place
within the lock in period.

14. The Terms of this agreement shall be strictly followed by the parties herein, their
successors-in-title and legal heirs.

15. On expiry of Lease period as stipulated in clause 2 supra, the LESSEE shall handover the
actual vacant possession of the said premises to the LESSOR.

16. The Parties herein shall not violate the terms of this agreement failing which the aggrieved
party is at liberty to take legal action against the party at fault for legal remedies.

SCHEDULE OF PROPERTY

The apartment bearing Nos. 722 having a super built up area of 1085 sq. ft. in the
Second Floor, 7th Block and comprising in the residential development named ‘TVH
SVAYA’ together with one No. of car parking space, enjoyment right on the amenities &
facilities provided therein, including fixtures, water ways, overhead tank, sump, lift, stair
cases, parking facilities, TNEB, Metro Water and Sewerage service connections, all
amenities and other common usages or thereabouts.

IN WITNESS WHEREOF THE LESSOR AND THE LESSEE HAVE HEREUNTO SET THEIR
HANDS AND SIGNATURES ON THE DAY, MONTH AND YEAR FIRST ABOVE MENTIONED.
