Vice President of Site Acquisitions & Commercial Assets

Report directly to the CEO, former United States Ambassador to Singapore and held $431 million in P&L
responsibility for global real estate business in the United States, Singapore, Philippines and APAC for high level
private equity firm and its business entities the largest being KinderCare, the world’s largest childcare provider. Day
to day management of 345 global assets with accountability for all contract negotiations, brokerage services,
property management, valuation, project management and quarterly growth reporting to the firms CEO.

 Successfully completed lease negotiations, acquisition, brokerage relationship management, and authored/
implemented a 10 year strategic growth business plan playing a primary role in the firm to re-capitalize in
2013 with the leading childcare producing $96 million in needed working capital

 Design and implemented sales, leasing, valuation and marketing strategies that maximized North American
revenues from $150 million in CY2011 to $214 million in CY2013, representing 27% of additional EBITDA

 Negotiated strategic partnerships with worldwide brokerage networks that dramatically improved market

Senior Manager - Site Acquisition & Construction

Responsible for the implementation and on-going supervision of T-Mobile’s real estate strategy and financial
planning for their exclusive limited franchisee program and corporate assets for all retail locations from Maine to
Puerto Rico (US – East Region).

 Coordinated daily efforts between commercial brokers, dealer/franchise partners, internal legal,
engineering, planning and corporate stakeholders to ensure the best possible retail properties in the market
place with day to day management of entire site acquisition life-cycle

 Managed, supervised and trained a team of seven acquisition managers responsible for entire new store
process from construction due diligence/discovery, letter(s) of intent, lease and asset build out while
maintaining all budget parameters

 Averaged 21 new locations per quarter through corporate and partner channels with an award winning
265% to build goal in Q2, 2010

 Responsible for alignment of individual market strategy and national award winning leader in financial and
demographic analysis/tracking of retail assets, lease negotiations and budgets by market. Documented $1.3
million in cost recoveries during a 2009 lease audit initiative

 Prospect and qualified new retail partners to T-Mobile (Target Partners with $1.5 to $21 million dollars in

Director Transaction Management

Transaction Manager – Responsible for worldwide development of new leased locations, including Kiosk, tower and
in-line branding on the eastern coast of the US with multiple clients including: Verizon Wireless, Nike, LabCorp,
Sonic and other fortune 500 retailers. Commenced with Verizon Wireless with the transaction management team
and ultimately promoted to Real Estate Director – East with management of 756 leased locations and direct
oversight of real estate and construction for the largest cellular retailer in the world. Duties included financial
management of east coast real estate budgets, lease negotiations, financial lease review and auditing, and the
acquisition/disposition management of all assets within my supervision area. Early duties also included overseeing
the development of client relationships, transition of client’s financial data into ERP databases, oversight of brand
distribution plans and financial planning and execution of acquisition/dispositions on a global scale.

 Supervised project plans for existing brand refresh’s and new construction deployments for a period of five
years. Maintained projects on time and played a primary role in the development and implementation of
project tracking process’s and procedures

 Represented the brand in management of leasing packages, A&E site design walks and trade show
presence while I supervised the deployment and integration of new lease administration and construction
management database including ongoing enhancements

 Management of all regulatory approvals and permits including zoning permits and code compliance and
legal liaison for all final leases and construction coordination including entity/liability consulting for closing
franchisee transactions

 Successfully managed the construction process and timeline for new store development with a proven
record of leading teams during high profile assignments on a global scale.
Cushman & Wakefield – Manager of Corporate Auditing and Transactions

Awarded role to lead business development and marketing efforts for the Corporate Solutions service line (Lease
Administration, Lease Auditing, ERP Deployment, and Relationship Management of corporate accounts).

 Successful management of all Corporate Services lines per above including new growth and existing
fortune 500 clients including LabCorp, Sonic Drive-ins, Nike, Expedia, Disney and Northrup Grumman.
Team leader and class instructor in Lease administration, abstraction and lease clauses review. that
average yearly cost recovery of over $1.4 million and yearly cost avoidance average of $1,.2 million through
lease negotiations

 Management of lease administration service line including client billings, budget adherence, budget and
forecasting reporting and pricing model development.

 Key stakeholder in client presentation creation and execution with direct focus on individual client needs of
the service line taking an a la carte approach

 Real Estate and Corporate Paralegal

Concentration in real estate and corporate law with a primary focus on commercial real estate closings averaging
22.9 million per annum of retail, investment and large scale office park assets under the tutelage of the managing
partner of the firm. Maintained corporate minute books for all the firms’ real estate clients/entities and worked with
Suffolk Registry and land courts to ensure full legal corporate compliance.

 Performed due diligence for all commercial real estate closings and assisted in drafting commercial leases
and buyout agreements for firms closings including title commitment mark-up, deed research, zoning,
covenant due diligence, and entire closing life-cycle management

 Responsible for real estate hearing schedules and attending local permitting meetings on behalf of
developers and land use clients. Attended all commercial chapter 11 and chapter 7 hearing for firm’s real
estate clients in land court and drafted attorney summaries to judicial associates

 Directly responsible for the firms real estate/litigation dispositions, corporate minute book organization and
creation, and special process servicing for the New England region
