Room Rental Agreement

This is a legally binding agreement. It is intended to promote household harmony by clarifying


the expectations and responsibilities of the homeowner or principal tenant (landlord) and tenant
when they share the same home. All parties shall receive a copy of this document.

Terms
Length of Agreement: 6 months
-Additional 1, 000.00 per month for additional person.
-Only 2 persons are allowed to stay in each room.
-Additional payment will be collected for overnight stay but only for relatives.

Rent

3,000.00, payable monthly on the 2nd day of the month. An interest of 10% will be added every week if
the renter/tenant cannot pay on the said due date.

Rent does not include utilities, every month the renter/tenant shall pay the electric and water bill based
on the meter reading in each room.

Deposits

- 1 month advance payment.


- 2 month deposit payment.
-1,000.00 deposit Electric & Water

The 2 month deposit maybe used for the purpose of repairing damage for which the tenant is
responsible (beyond normal wear and tear) or paying unpaid rent or utilities. The Owner and the Renter
shall conduct a pre-move out inspection of the rental BEFORE the Renter moves out. If any deductions
are made, the owner shall provide the Renter with a written itemized statement of expenses and
receipts for which deductions were made from the deposit.

Quiet Enjoyment
Landlord covenants that on paying the rent and performing the covenants herein contained, the
Tenant shall peacefully and quietly have, hold, and enjoy the premises for the agreed term.

Condition of the Premises

Tenant stipulates that he has examined the premises, including the grounds and inside the rented room
and improvements and that they are, at the time of this lease, in good order, repair, and a safe, clean,
tenantable condition.

Notice
Landlord/Principal Tenant may terminate this agreement anytime if the renter cannot pay the rent and
disobeying the household rules which are attached in page 2 .

HOUSEHOLD RULES
1. Monthly dues must be paid on time in the said due date.

2. Sublet or Sub-renter is not allowed.

3. Deposit will be forfeited if the renter will vacate his/her room in less than 6 months period.

4. If the renter cannot pay the rent after 5 days after the due date, the agreement will
automatically end.

5. The renter must pay the electrical and water bill every month.

6. The renter must keep the room clean and tidy.

7. Renters are responsible for keeping their items secure. The owner does not take responsibility
for any lost items.

8. Visitors are not allowed.

9. No pets allowed.

10. Smoking is not permitted inside the room.

11. Renters must not allow any rubbish to build up in the room and all rubbish must be placed in the
rubbish bag provided.

12. Renters must not keep any inflammable items in the room.

13. Cooking is strictly prohibited.

14. Lost key is worth 500 pesos.

15. Children are not allowed.

16. Elderly persons are not allowed.

17. Noise must keep to a minimum.

18. Renters must not do anything that is nuisance to other renters.

19. Bringing and Drinking alcoholic beverages are not allowed.

20. Renters must not damage anything’s that belongs to the owner.

21. Renters must take all their personal belongings when they leave the property.
