1.0 Background:

Building construction management is the method of managing design to construction that means start to finish of the
project. It includes scope document design, planning, estimation, scheduling, construction, equipment etc. to
continuously gain knowledge on professional techniques in building construction throughout the project timeline (1).

The main purpose of BCM is control cost & manage time while maintaining optimum quality. In Construction
Management, designer, contractor and project manager play major role to organize the various areas of work such as
planning, scheduling, procurement of materials and labour, estimation control and monitor the progress of work on a
daily basis, resulting in maintaining the project within cost, quality and financial limits.

This report is part of the course work for B.Arch 7th semester which reflects on the procedures, processes and
outcomes of a detailed study from a Construction Management standpoint. The introduction focuses on various
details of the project such as, type of project,area, location, access, requirements, etc. It also introduces the role
construction manager, construction teams, design team and their responsibilities.

Project details establishes the scope, vision and description of spaces with their areas. Methodology is the manner and
process of analysis. Work breakdown structure is the method of organizing and completing work in a project.

Project scheduling is planning and scheduling the construction activities. Project Schedule Management is the process
of organizing the events in project time line. Resource management is the method of managing resources based on
project budget . Resource Breakdown Structure is the method of planning, scheduling and procuring resources and
includes the process of managing them. Material management is area that focuses on managing the cost and quality of
materials. Cost management is method of managing, the cost in various aspects. Estimation and cost is a detailed
method of estimating the required quantities and establishing the cost of the material through a recognized medium of
publishing called the Bill of Quantities. The project and its works in terms of costing has been limited to Civil and
Interior works only. Project drawings have been limited and trimmed down slightly to suit the exact requirement of
the course.

2.0 Introduction:
The project selected for this assignment falls under the category of a recreational building. There are different types of
recreational buildings, such as motels, infotainment centers, star hotels, restaurants, youth clubs etc. This building,
ITC My Fortune is categorized as a star hotel. A star hotel differs from a regular hotel due to the facilities, amenities
and quality of spaces being at a higher level in comparison. The main purpose of the this building to provide
accommodation, provide a recreational setup albeit creating a relaxed, recreational and joyful environment.

This recreational building introduced by ITC groups is located on the Ring Road in Vidya Nagar, 3-4kms from the
center of Guntur City covering an area of 5827.47sqm with 11 floors. In terms of location, the building is 4km from
the Guntur Railway Station, and also 5km away from the Guntur Bus Station. Major tourist attraction, the city of
Amaravathi is 33.3 km away from the site and is being built as capital city of Andhra Pradesh. Vijayawada, a popular
smart city is 43.3kms away. The closest Airport is the Vijayawada International Airport which is 56.9 kms away.

ITC My Fortune hotel has for major types of rooms. The guest double and twin sharing room are the lower category of
rooms which are generally occupied by bachelors. The executive suite and standard suite rooms are business class
rooms which cater to families and are the most luxurious spaces in the hotel. The hotel boasts of three restaurants
which cater to the requirements of the guests as well as visitors. The hotel also features three banquet halls for events
and functions. The other amenities include a large swimming pool and a gymnasium.

2.1 Introduction of Team:


The ITC My fortune project deals with three teams- design, construction and managing. The design team is 5 M&T
Architect office, In that design and planning by Chief Architect C.R.Narayanarao, The interiors are designed
beautifully with interesting ambience by interior designer J.Lakshman Swammy.The exterior spaces were designed
attractively by landscape architect M.Bhag Swarup, new furniture design productivity by Furniture designer A. Chaya
Sri, working and municipal drawings is done by draft man SK. Nazzer Hussain.

Construction team is B.L Construction in that civil engineer is K.Ramana Sekhar, electrical engineer is P. Bala
Tripura, structural engineer is G. Hareesh, H.V.A.C engineer is H. Samata Raj, mechanical engineer is Y. Annapura.
Managing team is Arun creations in that overall project handle with contractor is Ravi Dev, the project scheduling and
work management is by project manager is C. Lalitha, In site material procurement and storage, work division, Handle
time and cost in construction, every aspect of site work handle by site manager is L.V. Revanth. Client and consultant
of this project ITC limited, funding and all deals their handled.

2.2 Project Details:

My fortune is a luxurious hotel , it provides all amenities and makes feel refreshed to stay in this hotel. It is 11 floors
hotel in ground floor rooms are arrangement is based on activates visiting, waiting, eating , cooking and other service
activities. In that first floor events are going on, and service rooms is there is to access for main hall, in the first and
second floor the flow of peoples is more than other floors. In second floor is open terrace is there in that area
swimming pool, relaxing area is there. The rooms arrangement based on that terrace, it will attracting all group of
peoples. The clear view of outer scenario in all guest rooms In all other floor that main 3rdto 11th floor. The rooms flow
in that floors based on circulation.

My fortune ITC building is oriented on N-W,the main entry on south side attached to ring road, and service road at
north side,Golden’s gym on east side. The arrangement of spaces in site is based on public , private and semi public
peoples flow in site. In that site building occupied area is 1920.75sqm and the maximum area covered by building. For
landscaping,staff parking ,path ways and drive ways are in site area 20% of area is used. In entrance interesting and
attracting water fountain is there, it create good ambiance at the entrance. And also this site had two entries and one
exist, in that two entries one for main entry and other one is for service entry. In this site flora is palm tree,nim tree
,shrubs and grass.

3.0Methodology:
The project star hotel is introduced by ITC GROUP at Guntur. After that the project meeting with client ITC GROUP,
contractor Ravi Davi, project manager Lalitha , architect Narayanrao, and stake holders. After procurement,at design
design team is going to prepare the drawings. In construction stage, the site Representative project manager Lalitha,
handling the all aspects of site, Funding is done by contractor. The scheduling is creating handling in various aspects
of work. The safety precision is created for public safe and materials. The safety precision are providing singes, safety
rules and materials.

In design stage first of all the architect Narayanarao is designed proposed plans and views, based on that approval
drawings prepared by drafts man Nazeer Usan for municipal approval. After approval all working drawings are going
on, The pre construction stage starts, the site surveying, site leveling for removing and level the ground. The finance
of the of the project is depends on client can lease or finance .

In construction stage the scheduling is prepared based on drawings and time, the construction is going based on the
scheduling. In the site resource management, Cost management and material management is managing by project
manager.

4.0 Work Break Down Structure:

Work breakdown structure ( WBS) is a hierarchical structure that outlines of project and breaks it down into
smaller. The aim of a WBS is to make a large project more manageable. Breaking it down into smaller chunks means
site marking, excavation, foundation,columns, etc. In WBS work can be done simultaneously by different team
members, leading to better team productivity and easier to complete the project on time and faster(2).

5.0 Project Scheduling:
Project scheduling is one of the important part of construction. it is tool for communication, in project scheduling
planning the events and managing time that helps to project are completed on time and on-budget. In construction
scheduling focus on two aspects are determine time to take completion of each activity, who is responsible for
completion of activity (3).

In construction the project scheduling techniques used by project managers are Critical Path Method (CPM) and
Program Evaluation and Review Technique (PERT). These techniques used to calculate the assumed start and finish
dates, based on the known scope of the project. In this project activity based Bar chart(GANTT Charts) is used for
project scheduling.

In this project most of the events should be Finish to start(F.S) strategy, if the one activity is complicated after other
one is starts. Some events are inter relations one to other events, Star to finish(S.F)strategy is followed. Time Duration
of project is 1st September 2019 to 28TH December2027 i.e 8years, 3months ,27days. The time line should be calculate
without public holidays, this time In this chart sub activities is also there,

6.0 Project Schedule Management:

However project management includes planing, scheduling, and project control are important components of the
project management,it means monitoring the project. It is includes other components, such as cost estimating and
management, procurement, project/contract administration, quality management, safety management, HSE (health,
safety, and the environment) management,etc. These components are all interrelated in different ways. This
management usually headed by the project manager(4).
Project Schedule management consists of a series of tasks and steps designed to help manage the time constrains of
the project, the steps are:

 Monitoring the Schedule
 Updating the Schedule
The work at site monitoring by project manager. The check list or work process table is give clear clarity on
completion time and variation on actual taken time on site. In that table contents are s.no, task, start date, end date,
time of completion, variation signature. This used for managing work process and organizing the time for it is not to
increasing actual time.

7.0 Human Resource Management

Human resource management (HRM) is the process of managing people within an organization. In construction, HRM
is primarily concerned with ensuring that a project has sufficient human resources, with the correct skill-sets and
experience, for the project to be successfully completed.human in an valuable aspect and this is truly related to labour
intensive industry that means construction.The work group are also represent the most difficult resource in
construction industry to organizations and mange(5).

The main objectives of HRM


 The elevated object is in India the resource management effectively followed.
 the daily work in construction is depends on Availability of skilled labour.

 HR management is adopted on Method or form (formal/informal) of management.

At present days in consider as most important aspect in efficient utilization of work force. Construction activities in
present scenario that are done on site, it can be(cast in situ)completed in factories using automated machinery with
lesser skilled operators. So it will impact on labour forces.

A comprehensive framework for resource management particularly related to manpower as resource element in
construction. In this management two phases are adopted for managing. In the first phase, all the information and data
needed to estimate resources were collected. In the second phase the actual resources available for the project were
analyzed by Resource leveling with increased duration. The time-cost implications have been analyzed to alert the
management.

Resource Breakdown Structure or RBS is an important part of any project management in general and resource
management in particular.If organizing project resources and project components, such as the project team members,
to ensure that they are strategically productive throughout the project time line.RBS main aim is creating a
hierarchical list of the resources, both significant and seemingly redundant, that are on of the aspect in project. The
hierarchical lists are for a number of resources that are needed for carrying-out various kind of project, its related to
activities. Every resource is divide in to number of resource,it helps for classifying the resources(6).

8.0 Material Management
Material management is the method of managing in various aspects of the construction.it is handle to deliver right
materials at right place at right time in right quantity, so that is help for reducing cost. In construction the materials
cost 50% of cost in total construction cost. In construction The material management involves planning, controlling,
directing and organizing of all works in construction. In the site level management team is had for handling
labours(7).

In any project before going to material management, it has following characteristics:

 It has clearly-defined targets.

 It is carried out by a group of interdependent tasks.

 Defined results can be achieved.

 It is restricted regarding time and space.

 It is non-repetitive type in nature.

In any kind of project material management is used for reduce the overall material cost and the material handling is
improving.before going to buy a materials previous one Lessening of repetitive orders.and this management consists
of more benefits such as, obtained better project scheduling,maintain quality and Healthier relations with suppliers.

ABC analysis is a technique categorizing inventory items, it is the simple tool for management analysis. according to
their substantial impact on the overall expenditure of an organization. In ABC analysis there are divided into three
categories A, B and C. A contains the most valuable items and C consists the least valuable items, whereas B contains
items ranging between A and C. the analysis aims particular for few items, in this analysis listed the various items
based on the total usage, unit cost and then total cost of items are calculated.

The process of material management is depends on the three aspect such as time, cost and quality. The another one is
transportation. At starting we have to know when, where and how much.After deciding that the planning is prepared
for purchasing and after the material storage on site in safety place. The inventory controlling is based on the site
manager. Inspection and checking is done on by project manager and engineers.

9.0Estimation and Costing:
Estimation and costing is the method of calculation of quantities of materials, tools, equipments, labors etc with include
cost. The estimation and costing is calculated before the construction, it helps to give clear idea on approximate cost and timeline
of the building. Its required to invite the tenders and Quotations and to arrange contract(8).

9.1 Method Of Estimating:

Complete estimation

Before estimating quantities drawings, specifications and rates that date should be required to calculating estimation.
In this project the quantities and cost calculated method is Bill of Quantities(B.O.Q). In that B.O.Q the calculation is
prepared two types such as civil B.O.Q and interior B.O.Q.

9.2 Civil B.O.Q:

In civil b.o.q items of works is earth work excavation, foundation, plinth beams, brick work in walls, etc. But this
project civil b.o.q is calculate only for brick work in super structure. This b.o.q had table content in that table items of
work, quantities, cost of brick work, sand quantity and cost, cement quantity and cost,total cost.

9.2 Interior B.O.Q:

Interior b.o.q is prepared for flooring, ceiling, cladding, fixtures, furniture, etc. In that b.o.q the cost of interior is
obtained. In that table type materials, quantity, brand, code, cost of item, total cost, contingency. This b.o.q is used for
clear idea on materials and total cost of the work. It helps proper organization of work.

10.0Safety of construction:
Construction on site one of the dynamic activities are going, where workers engage in an number of activities. in that
activities main thing is hazards identification, such as working on scaffolding or roof top, falling objects from top
level, tempory electrical circuits exposed to weather and the heavy construction equipment is exposed working not
properly. In this type seen in many project. For controlling this hazard the safety precautions are followed. In
construction two type of safety is there material and man power safety. Mostly in construction man power hazard are
accursed more then materials. In construction starting new site is dangerous and accidents are more frequently at end
stage of work. The main construction accidents are falls from height, struck by moving vehicle, contact with
electricity, collapsing of structure and falling object during machine lifting of material(9).

Safety of construction had personal safety and human safety.personal safety is for financial safety for this safety
follows some rules and human safety means employ and works safety providing safety equipments, such as safety
hamlets, hi-viz jackets and safety boots. This equipment provided by project manager and also safety log book is
there, for entering sing in and sing out every day.

In site material safety is play on of the major role, it is for controlling material west and cost. For this safety site
supervisor maintain that material safety book in that book the material implementation of every day work.it helps to

11.0 Limitations:
The key objective of the above compiled report is to address several principles of Construction Project Management as
a part of the 7th semester curriculum. The project name MY FORTUNE, Guntur of project, is a recreational building
owned by chandrakantha and managed by ITC of the construction management company. Throughout the study,
design and analysis of this project, there have been a few shortcomings and limitations which have been addressed in
this chapter.

Several key areas of Construction Management, such as, Schedule and Schedule Management, Resource and Resource
Management, Building Estimates, Safety Management and Material Management has been focused on in this report.
Apart from these, key project information like schematic drawings, working details, construction drawings, costing
and zoning have also been compiled.

The major limitation of this project is the design and planning of the project. For the purpose of this course (Building
Construction Management), the selected project is a live project where the design and planning has already been
completed in reality. To understand and address this, complete site and floor level zoning has been compiled in this
report in the introduction chapter.

Secondly, Electrical and Plumbing layouts on a large scale has not been dealt with along with Fire Safety Plans.
Hence, for these elements have not been compiled. Along with costing for building services, estimation for structural
components have been obliterated from the project scope. Lastly, Project Management concepts such as Critical Path,
Quality Management, Cost Management have been set aside in this project report.

Although these limitations have not been addressed in the report, the elements and their principles have been
discussed at large in the duration of this course. To complement these shortcomings, project drawings, working
drawings, working details, project schedule and bill of quantities for interior and civil works have been compiled in
detail in this report and supplementing project portfolio.

12.0 Conclusion:
This is the recreational building the main concept is learn about new management techniques in construction.in that
project focused on construction details and there stages are involved. The management techniques used in
construction, such as scheduling of project in gantt chart method This is for knowing about time line of the project.and
another one is estimation and costing is for approximate cost and actual quantities. In this method new technique is
introduced that is bill of quantities(B.O.Q). it used for accurate quantities. And other technique is learned that is
managing time, cost and quality.

In this building in start to end of construction the management is places a major role. In starting stage is knowing
about scope document of project, this document is give clear summary on what will going on. And then other one is
procurement of the project in that handling the design stages, material management and resource management. After
that approving the project in the approval at govt authority.that is leads to construction stage in that one there several
aspects in managing construction. In construction involves project manager, sit manger, contractor,supervisors their
main in construction industry for organizing of work. In all aspects the work with include safety also they handle still
end of the day.
