MAINTENANCE BENEFITS

INTRODUCTION

The primary aim of having a Maintenance strategy is to ensure all resources and assets in the
process are functioning at a very high efficiency. This is achieved by periodic inspection and
adjustments and thereby identifying minor issues before they turn into major issues and cause
the breakdown of the equipment itself. This periodic maintenance cost when compared to the
major breakdown cost is very low and hence it is essential to have a good maintenance
strategy implemented in work process.

ADVANTAGES

 Reduced risk – As the resources and equipment’s are being checked regularly, the rate of
breakdown is less without notice. Thus, creates a safe and secure work environment.

 Proper scheduling – A good maintenance plan will have proper planning and scheduling
and following this proper schedule, you will be able to keep upto a budget while
maintenance is done. Also, all the equipment’s and their working conditions are tracked
on a regular basis, thus repair and replacement become easy.

 Better flexibility – Maintenance team can monitor the performance of the key equipment’s
and upon finding any potential threats, team can think about alternate solutions and
backup plans without undergoing an actual.

 Extended lifetime – When being checked and maintained on a regular basis, the
equipment’s and resources are kept in their best fit, thus extending the lifetime.

 Saves money – As the maintenance is being done regularly the rate of replacement is
decreased as well as the chances for last-minute break down issues are minimized. Even if
unexpected repairs occur, it will happen rarely .

DISADVANTAGES

 Higher initial investment – A maintenance plan involves planning and scheduling of


maintenance plan. To implement this, a maintenance manager has to be hired and
new monitoring techniques may have to be adopted. Also, the workers should be
trained to adopt to the new system. This can cost a substantial amount and small
companies may not be able to afford it.
 Assets are not utilized to its best – Having a regular maintenance plan or a time-based
maintenance strategy, many components may be replaced irrespective of the
condition of the equipment.
 More workers – To execute a maintenance plan effectively, additional workforce may
need to be hired in order to perform routine checks. The present workers may not be
having the essential skills to manage the monitoring devices and understanding the
new system.
 Higher equipment load – Equipment’s that are not maintained regularly are more
vulnerable to fail. The equipment’s run at full load for a long time and the system
efficiency reduces gradually by time due to lack of maintenance. This results in lower
efficiency and apparently it affects the power consumption and time required to
complete the task.
CONCLUSION

The maintenance plan may require a higher initial cost and more workforce, but the
investment done initially will be paid off soon in terms of the following,

 Better productivity
 Improved quality
 Higher efficiency and effectiveness
 Better energy savings

So, it is definitely a good practice to have a maintenance plan for the best utilization of the
resources.
