H.V.A.C.
1. Provide iFlow air handler and Navien boiler in mechanical closet within each of (5) residential
suites. See spec. sheet for iFlow fan coil and boiler system typical installation requirements.
Extend flue and combustion piping to nearest exterior wall.
2. Specify a/c system condenser for air handler. Call for new dx coil to be installed in fan coil
cabinet. Locate condensers (5 total) on ground at building exterior.
3. Provide range hood above stove in each suite and extend 6” vent to exterior wall. Terminate in
weatherproof wall cap.
4. Provide exposed spiral round HVAC ductwork within each suite with return in closet wall.
5. (8) gas meters to be located at building exterior. Each residential suite to have own meter, (2)
commercial suites to have own meters and provide (1) gas meter for house to service to serve
water heater in basement for washing machines.
6. Provide electric baseboard heaters in common corridors and basement areas.
7. Provide combustion air ducting to building exterior for gas clothes dryers in basement.
8. Provide dryer exhaust venting c/w lint trap in basement.
9. (2) commercial units to have 80mbh gas furnace located in basement (heating only). Extend s/a
and r/a ductwork up to ground floor and run trunks down centre of space. Ducts to be open
ended at each end, no distribution beyond this. Provide some supply and return in basement
space. Locate t‐stat on ground floor with 50’ free wire. Furnace should be a 5‐ton model or
approx.. 2000 cfm.
Plumbing and Drainage
1. Navien boiler in to provide domestic water heating within suite (see iflow spec. sheet).
2. (1) gas fired water heater in basement to serve (2) washing machines. Gas for water heater to
fed from house meter.
3. Size new water heaters for basement laundry area. Residential suites hot water to be via iFlow
combo boiler. Provide a schematic or insert any manufacturer literature on piping arrangement
at this unit directly into drawings.
4. Provide 3/4" capped and valved dcw in basement of each commercial space for future
distribution by tenant. No other plumbing required in these spaces.
5. Provide (1) floor drain in basement of commercial units near furnace. Provide stubbed sanitary
in basement for future connection of drainage from ground floor.
6. Provide floor drain in mechanical closet within each suite. Provide floor drain in basement near
washers and water heater.
7. Plumbing fixture specifications/schedule are not required for this project.
8. Indicate a new 2” domestic water service to be brought into basement building. New 2” meter
assembly c/w 2” by‐pass and backflow preventor installed to region standards. Note for
contractor to coordinate service upgrade with local utility. Provide 8 water meters. One meter
for each of (5) residential suites, (1) meter for each commercial suite, and (1) house meter to
serve the basement laundry area and (2) exterior hose bibbs.
Electrical
1. Provide emergency exit lighting in basement and common areas only. Locate battery pack in
basement with remote heads throughout as required. Specify “running man” pictograms signs
throughout.
Fire Separations
1. Review architectural drawings to locate all fire separations as they may be identified.
2. Assume fire separation between each floor.
3. Assume fire separation between all individual suites and common areas on all floors as it may
apply.
Drawing/Drafting Notes:
1. Insert architectural backgrounds as XRefs into model space. All layers within the XREF should be
set to a 50% screen and colour 8. We use named plot styles on all our CAD files.
2. You will be given a sample set of MEP CAD files from a similar project at the same scale and
sheet size of possible. You are expected to insert new backgrounds and revise details, schedules
to suit. Where heat loss/gain calculations are required you will be responsible for this. Insert a
summary on M‐600 as per the example or provide a separate document if needed.
3. Provide an equipment schedule for all new HVAC equipment.
4. Review site vis google earth and photos provided by our office for suitable locations of the
following
a. Location of exterior air conditioning condenser units
b. Termination of dryer vents, sanitary exhausts, furnace flue/combustion air venting etc.
c. Propose location of gas meters at a suitable location.
