SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, PERFECTO M. MIRADOR, of legal age, former Filipino citizen who

acquired US citizenship, and residing at 1273 Arabelle Way, San Jose, California,
USA, after being duly sworn, do hereby name, authorize, constitute and appoint,
PERFECTO E. MIRADOR, JR. AND/OR HENRY E. MIRADOR, to be my true and
lawful attorneys-in-fact, for me and in my name, place and stead, to do and
perform the following acts:

1. To represent and act in my behalf in the filing of complaint/s before

the Katarungang Pambarangay of Barangay Poblacion South, Sta. Cruz,
Zambales and appropriate court of jurisdiction relative to my right of pre-
emption and/or redemption over a certain property located at Iglesias Street,
Poblacion South, Sta. Cruz, Zambales covered by Tax Declaration No. 20-511 in
the name of ISIDORO MIRADOR against the heirs of Gavino Mirador and/or
Escolastica Rivera; as well as the enforcement of Article 679 of the Civil Code of
the Philippines on the 2-meter distance of tall trees from the perimeter wall of
my designated 1/3 share in the said property;

2. To sign and execute the necessary verification/certification to the

above-mentioned complaints;

3. To represent and act in my behalf in the pre-trial proceedings and

mediation and therefore enter into such stipulation of facts, conduct modes of
discovery and to sign and execute the compromise agreement of the parties
thereto.

4. To deliver, execute and sign any and all documents necessary to

effect the foregoing authority, including the necessary Deed of Absolute Sale to
acquire, either by court order or by agreement with the parties, the whole or a
portion of the adjoining 1/3 share of the heirs of Gavino Mirador in the property
presently covered by Tax Declaration No. 20-511.

HEREBY GIVING AND GRANTING unto my said attorneys full power and
authority whatsoever requisite or necessary or proper to be done in and about the
premises, as fully to all intents and purposes as I might or could lawfully do if
personally present, and hereby ratifying and confirming all previous actions of my
attorneys to effect the foregoing authority, and any and all acts which my
attorneys shall lawfully do or cause to be done under and by virtue of these
presents.
