He entered into a contract with Lim Ai Keong on an agreed term as follow: Down payment : RM10,000.00 Balance + RM 33,000.00 (which to be paid before 23" March 2011) Total RM 43,000.00 The down payment has been made by Ai Keong upon the signing of the agreement. On the 22" March 2011, Ai Keong met with an accident and was hospitalized for a week. He was unable to make the balance payment of RM33,000.00 to Ramlan on the agreed date. Ramlan wants to enforce the contract by taking a legal action against Ai Keong for breach of contract. Unfortunately, Ai Keong found out that the car was a stolen car.
