ACKNOWLEDGEMENT RECEIPT

KNOW ALL MEN BY THESE PRESENTS:

That we, SIMEON DE LEON, TERESITA DE LEON,


FILODELFO DE LEON and ROSANA DE LEON, of legal ages,
Filipino, and residents of Brgy. COLO DINALUPIHAN, BATAAN,
hereinafter referred to as the SELLER, received from JOEL
ARMAMENTO, of legal age, Filipino and a resident of 434D LINGAYEN
LOOP, BINICTICAN HGTS, SBFZ, hereinafter referred as the BUYER, the
sum of TWO HUNDRED THOUSAND PESOS (₱200,000.00)
representing additional PARTIAL PAYMENT for our property, a parcel of
land situated at Brgy. Colo, Dinalupihan Bataan and described as Lot No.
2072-B of PSD-405034 as declared for real property tax purposes in TD No.
19062 of the Municipality of Dinalupihan, Bataanin the name of our late
father, NARCISO P. DE LEON, which is originally a portion of TCT No.
CLOA-1084 of the Registry of Deeds for the Province of Bataan, containing
an area of SIX THOUSAND NINE (6,009) SQUARE METERS, more or
less, and more particularly described as follows:

“Bounded on the North by Lot6 2072-A

On the South 2072-C

On the East by PCS-5846

On the West by NW-Colo River

a portion thereof equivalent to FOUR THOUSAND NINE (4,009)


SQUARE METERS including whatever improvements thereon which the
SELLER have sold to the BUYER in the amount of TWO MILLION
EIGHT HUNDRED THOUSAND PESOS (₱2,800,000.00)

The SELLER hereby reserves the exclusive right in favor of the


SELLER to purchase the aforementioned property and cannot offer the same
to any party.

Upon the production of the proper clearances from the DENR, DAR
and the Registry of Deeds as proof of the SELLER’s exclusive ownership
and title over the said property, the balance of the price mentioned above
shall be delivered by the BUYER in FULL and the SELLER shall thereafter
execute a DEED OF ABSOLUTE SALE in favor of the BUYER, his heirs
and assigns, conveying the subject property with full warranty of legal and
valid title as provided by law, free and clear from any liens and
encumbrances.

In case of breach of the obligation assumed by the SELLER as herein


stated, the SELLER shall return to the said buyer the amount which they
received as indicated herein and the amount equivalent to 100% thereof as
reasonable compensation for the BUYER’s loss of income opportunity by
reason of the investment made with respect the SELLER’s property.

presented barangay certifications as their respective competent evidence of

voluntary act and deed, consisting of only three(3) pages, including this page
in which this Acknowledgement is written, duly signed by them and their
instrumental witnesses on each and every page hereof.
