ABSTRACT
Park and Ride offers an efficient alternative to accessing major transport nodes in low-density settings.
In Kendal Regency these facilities allow people to choose between drive and ride bus when they arrive
in national road. This research is exploring the characteristics of informal parking facilities including
reason commuters travel by P&R mode, origin and destination of their users, amenities, capacity and
space use. A stated preference survey was carried out to get insight how to improve utilization of local
P&R. Binary logit model is applied since the alternative of parking facility choice is limited into two
categories peripheral P&R facilities and Local P&R facilities. The utility is generally represented as a
linear function of the attributes of the P&R facility weighted by the coefficients which attempt to
represent their relative importance as perceived by P&R users. Age, gender, cost amenity, overnight
service, P&R capacity, spatial use are possible factors that affect people to choose between Peripheral
Park-andRide facilities and local Park and-Ride facilities. Based on stated preference survey processed
by R statistics, the result of type of P&R facility choice under hypothetical scenarios as follow: (1)
variables that significantly affect park and ride choice behavior are gender, cost, amenity, overnight
service and type of spatial use. Whereas factor age and capacity do not significantly affect park and ride
type choice. (2) Even though variable cost is significant, but the variable is insensitive to P&R type
choice. While variable number of amenity is more sensitive to P&R type choice

its users; Ministry of Defense and the Indonesian National Armed Forces. The product sales contribute
61,79% to the total sales revenue for company. However, this percentage is still far as the targeted then
PT DI needs another strategies in order to maintain its business. Since the last 5 years, PT DI only
focused on military products. On the other hand, PT DI cannot depend only on sales from military
product because there is still high possibility contract cancellation due to changes the policy, the
products do not meet as the requirements, or lack of budget. The main problem faced by PT DI is
decreasing percentage of aircraft sales. Therefore PT DI needs expanding their market by producing
N219 and N245 aircraft for commercial configuration as one of the company's development methods.
However to produce new products, PT DI will face main problem that is how PT DI enters the
commercial market to increase sales of N219 and N245. The analysis using both internal and external
analysis. The company's internal analysis consists of STP analysis and Marketing Mix. Moreover for
external analysis, the authors using PESTEL analysis, Porter's 5 forces analysis, competitor analysis,
and customer analysis. It is found different perspectives between current marketing mix of PT DI with
customer perspectives related to N219 and N245 aircrafts. The existing marketing mix is not optimal

ABSTRACT
Palm Oil Mill Effluent (POME) is a byproduct of processing fresh palm fruit bunches into crude palm
oil (CPO) which has negative externalities in the form of gas containing methane, carbon dioxide and
other greenhouse gases (GHG) which is very dangerous for sustainability environment. The use of pome
as feedstocks for biogas power plants (PLTBg) changes the negative externalities of pome into positive
externalities such as increased electrification in the area around the palm oil mill (PKS) and also good
for environmental sustainability. PLTBg Suka Damai with a capacity of 2.4 Mw is planned to reach the
Commercial Operating Date (COD) in 2019, the financial calculation has a cost-benefit ratio of 1.19,
percentage of Internal Rate of Return (IRR) of 12.84%, percentage of weighted cost of capital (WACC)
10% and a Net Present Value (NPV) of Rp 21,275,609,209.00. Using the cost-benefit analysis method,
the authors calculate the positive externalities generated by PLTBg Suka Damai by comparing the value
of benefits into three (3) alternative scenarios. The scenario I add the social cost of carbon (SCOC) as
additional benefits; scenario II adds carbon credit income parameters from the REDD+ scheme;
scenario III only utilizes the benefits of electricity sales and the electrification without adding additional
benefits. Comprehending all the results, the first scenario with SCOC is the most optimize scenario for
it provides far greater benefits to the community, far greater than the financial revenue received by the
PLTBg itself.

ABSTRACT
Indonesia is one of the country that is predicted to become one of the strongest economies in the world
by 2045. In that year, Indonesia could enjoy a demographic bonus which means that the number of
productive workers would be more than the number of non-productive workers in the government
process. One of the government's efforts to support this is by opening as many jobs as possible so as to
absorb the youth optimally. The first thing that can be done is through the elaboration between the
government and the investors to do an investment in Indonesia. But then this investment can be
hampered because investors having doubts about investing theirs in Indonesia, especially in long-term
investments because policies and regulations in Indonesia do not support their investment going
forward. This condition can occur due to changes in the direction of government caused by elections or
overlapping regulations between agencies in central and regional governments. That’s why we make
Minister of Administrative and Bureaucratic Reform to carry out policy reforms so that regulations do
not overlap. This will make investors more convinced to invest in Indonesia because the government
guarantees the longterm investment they make. Indonesia can learn from the United States and the
United Kingdom in establishing this regulatory reform institution. With the existence of these
institutions, policies and regulations in these two countries have become easier and made their economic
spin healthier because investors have confidence that the country guarantees the investments they make.
This institution can solve the convoluted regulations and decrease possibilities for bribery.

ABSTRACT
Mall is a shopping center consisting of the main tenants (anchor), retail, store, service, and public
facilities that are built, managed, and arranged by the manager with the aim of conducting interaction
between visitors and sellers. In 2018, Surabaya has 33 malls or 50.77% of the total number of malls in
East Java, this figure shows that the mall population in Surabaya is very high. Mall XYZ is a mall in
Surabaya and has been operating for one year. Unforetunetly, this mall is still not showing optimal grow
because of the many complaints from tenants’ owners to building management related to the sale of
their products that did not reach the target. Consequently, tenants’ owners often break the rules (house
rules) predetermined by the manager to terminate the contract of cooperation between building
management with tenants’ owners bilaterally. It is suspected that the needs of visitors are not
accommodated, so visitors are judged to have less buying and selling transactions. Therefore, this study
tries to identify and classify type of visitors' needs so as to bring together the needs of visitors with
conditions ofmall XYZ. In conducting the studies, researcher usedtext mining method in order to know
the needs of visitors and project any tenants that should be present in the object of the study, so that
visitors' needs can be accommodated.

ABSTRACT
Green supply chain management (GSCM) is one of the strategies to overcome environmental problems
caused by industrial activities and pressure from stakeholders such as the government and
customers. The concept of green supply chain is a multidisciplinary issue that emerges essentially from
building environment-friendly management practices in the context of supply chains. Nowadays
manufacturing moves to Asia, awareness of green operations or sustainability has become important
but relevant studies in Asian countries are not many especially in the Southeast Asia region. Prior
studies about effects of GSCM on firm performance suggested for more in-depth research on the effect
of each GSCM dimensions on company performance because GSCM's scope is quite extensive.
Furthermore, several studies that examine the relationships between GSCM practices and
organizational performance, there is a dearth of studies that have considered these relationships within

road enterprise securitized their future toll-road revenue flow. The Government of Indonesia could use
future flow securitization as part of financing diversification, with rationalities of lowering the cost of
capital through secured financing, risk-sharing to the private sector, and earmarking certain revenue for
particular spending. Badan Layanan Umum/BLU (public service agency) could be the agent to conduct
such financing, enabled by its characteristics of public service function mixed with corporate-like
governance and also its nature of revenue center agency. The government would still be in complete
control since BLU is within government arms’ length and its financial management is not separated
from the general budget. This study derives the potential use of future flow securitization through BLU.
From the central government financial report, we found – on an aggregate basis – that there is a proper
capacity of BLU’s revenue to be securitized. This paper using qualitative method to construct a
securitization-fit framework comprised of model, requirements, criteria along with features of the
binding arrangement, required organizational settings, compartmentalization, and tranching.

main points of development in Indonesia. By means of tourism development component as in one of
the Indonesian laws, Community-Based Tourism (CBT) is tourism that is managed and owned by the
community, for the community, and aiming for increasing social awareness and accentuating socio-
cultural environment to improve economic benefits of its local community. The sustainable
development of CBT can be perceived by evaluating its commercial viability. In today’s social media
marketing era, commercial viability might explicitly be estimated by conducting social edia analysis
(SNA) over numerous social media applications. To analyze the marketing gain of our tourism partner,
this research is conducted to assist the local society of Pasar Kaki Langit Tourism Village. By evaluating
the marketing team effort of promoting Pasar Kaki Langit Tourism Village through social media, a
precise business strategy to maintain the business sustainability of CBT might precisely be applied. As
an analysis, the degree and betweenness computations of the SNA metrics are computed. The results of
the analysis that has been done had revealed by evaluating the contents of conversations related to the
Instagram hashtag of #pasarkakilangit. Degree and Betweenness metric computation performed as
assistance for the promotion team to find the right promotion patterns on social media, especially
Instagram.

ABSTRACT
The concept that underlies a fast food restaurant is how a restaurant can get high sales volume at a low
cost. It applies self-service methods and a non-professional store workforce, yet supported by modern
and productive technology. In Indonesia, the growth and development of fast-food restaurants are very
promising, as evidenced by the proliferation of fast-food restaurants everywhere. PT LTI is one of the
pioneers in Korean fast-food restaurant which entered the Indonesian market since the beginning of
2012 that offers a unique taste of Korean wrapped in the concept of fast food, which is an advantage
for the Company. Yet, PT LTI's financial report recorded loss for seven consecutive years since 2012.
With its unique products and supportive market conditions, PT LTI should not experience profitability
issues. This study aims to analyze the management control system applied by PT LTI using the four
levers of control approach, namely belief systems, boundary systems, diagnostic systems, and

interactive control systems. The study was conducted using the case study method and using interviews,
focus group discussions, and questionnaires to obtain the data and information needed. The results of
this study indicate the problems that occur to PT LTI are mainly caused by the inadequacy of the
management control system's application in analysis using the four levers of control approach. The
Company nearly does not apply interactive control systems and has a very weak diagnostic system.
These two problems make it hard to compare and measure the actual performance of the firm, which
will impact the strategy determination and target settlement.

ABSTRACT
In this study the equipment lease contract, where two players, the lessor, lease the equipment to the user
(lessee), if the equipment fails to exceed the tolerance agreed by both players during the lease period
and needs to be repaired, it is considered detrimental to the lessee, because it results in a loss of potential
revenue will be received from leased equipment. Therefore, the total income of the lessor in the lease
contract may incur penalty costs as a consequence of the lessor for failure to maintain maintenance
performance. We use Nash's game theory formulation to find a win-win solution between players where
it is an equilibrium point for lessor and lessee. The results of this study are, when Lessee decides to
maximize profits, which is the total potential profit gained by the lessee using leased equipment, and
the lessor also decides to maximize their profits derived from the leased equipment by considering
penalty cost as a cooperatively determined variable. The selected scenario is the percentage of the
minimum penalty cost with the maximum level of equipment used.

ABSTRACT
Every pattern in batik Solo has different meaning that affects its use. There are patterns for cultural
ceremony, including funerals. Therefore, the seller of batik Solo’s product have to be able to give the
right title as the name of its product in online marketplace, so the customer will not misswear the batik
in the wrong ceremony. According to the importance of naming batik Solo’s product, this study aims
to assess the accuracy of batik Solo pattern naming by sellers in Indonesian online marketplace. Thus
the result of it can be used by the buyer as a recommendation where is the best marketplace to purchase
the batik Solo product. First, the study collect the images sample from four biggest marketplace in
Indonesia; Tokopedia, Bukalapak, Shopee and Lazada. The sample was collected by inputing the name
of batik Solo pattern in the marketplace’s search bar. The keywords that have been used to collect the
sample are batik parang, batik truntum, batik sawat, batik kawung and batik slobog. Those are the kinds
of batik Solo pattern that has different expedience from each other. After 834 samples have been
collected, the study assigns whether the seller give the correct name to the batik Solo product or not.
The result of this study are the correctness percentage (CP) of the seller in naming their batik Solo
product. In general the CP is 82,13%, Marketplace with the highest CP is Lazada (95,42%) and the
highest CP of pattern is parang (91%). Beside that, the study also rates marketplace with the parameter
of Best Marketplace by Pattern (BMP) and Best Marketplace of Category (BMC). The study divided
the parameters to rate marketplace, because the best marketplace that has the highest correctness
percentage in one category of a pattern is not always be a marketplace that has the highest correctness
percentage in that pattern.

ABSTRACT
Maintenance in an industry needs to be considered in an effort to maintain the condition of production
facilities in order to continue operating properly. XYZ Steam Power Plant (PLTU) is one of the private
power plants (Independent Power Producer / IPP) with capacity a generator of 2×615MW, XYZ PLTU
sells electricity to the State Electricity Company (PLN) as the main consumer. The problem that is faced
by the XYZ PLTU which often happens is unplanned downtime in Boilers resulting in decreased
availability. Data from unplanned downtime during 2019 shows that the boiler is often stopped by a
total of 39 days. For this reason, improvement efforts are needed to reduce unplanned downtime in
boilers using the Failure Mode Effect Analysis (FMEA) and Reliability methods. Before the
improvement process is done, the first step that needs to be done is to identify the symptoms to find out
the root cause of the problem using the Fault Tree Analysis (FTA) method. After knowing the root
cause of the problem, then the analysis process is carried out with a Pareto diagram to find out the most
common problems. The FMEA method is used to measure the risk level of a boiler failure by measuring

ABSTRACT
This research identifies non-value added activities and minimizes waste in the production process at a
gold mine. Problems that occur include the presence of waste defects in the form of choke ore materials,
mismatches in dore bullion printing, and equipment damage. Then the waste waiting caused by low-
level bin ore and the presence of ponding during leaching. In addition, there is also waste overprocessing
in the form of carbon regeneration and transportation processes in the form of altered and distant ore
transportation distances. The occurrence of waste can be reduced/eliminated using the Lean Mining
approach which is a method to streamline the process by eliminating/reducing the presence of waste in
the mining process. Identify waste using the Waste Assessment Model (WAM) tools. The results of the
analysis show that the highest waste rating is a defect, motion, waiting, and process with successive
percentages of the largest ie 20.75%, 18.42%, 17.57%, and 14.36%. From these results then
recommendations for improvements that can be proposed are controlling the size and composition of
ore-sized mixtures, increasing the efficiency of the crusher using TPM analysis, optimizing
maintenance, making machines/systems automatically filling gold solutions, and making standardized
work.

productive workers would be more than the number of non-productive workers in the government
This will make investors more convinced to invest in Indonesia because the government
guarantees the long-term investment they make.

ABSTRACT
This study aims to obtain empirical evidence and analyze the effect of financial ratios on financial
distress with firm size as a moderating variable. The financial ratios include liquidity ratios that are
proxied by Current Ratio, solvency ratios proxied by Debt Asset Ratio, profitability ratios proxied by
Return on Assets and Firm Size proxied by the natural logarithm of Total Sales. The population in this
study were manufacturing companies listed on the Indonesia Stock Exchange in 2014 - 2018. The total
sample used in this study were 85 companies based on established criteria. Data analysis was performed
by binary logistic regression and Moderated Regression Analysis. The results of the analysis of this
study indicate that the Current Ratio, Debt Asset Ratio and Return on Assets have a significant negative
effect on financial distress. The results of the Moderated Regression Analysis reveal that firm size has
a significant moderation effect on the relationship between the three independent variables and financial
distress in manufacturing companies.

ABSTRACT
The world knows many types of leadership, one of which is servant leadership pioneered by Greenleaf
(1977). According to Spears (2010), servant leadership has 10 main characteristics that make it unique.
These characteristics enable a leader to focus on his/her followers and strive to make them grow better,
unlike other leadership styles that focus on organizational interests and goals (Rachmawati and Lantu,
2014). This practice of servant leadership started by Jesus Christ continues to be emulated and lived by
many figures after Him. Unfortunately, not all people who claim to be Christians (followers of Christ)
actually become servant leaders. This study aims to explore whether the main characteristics of servant
leadership really emerge in leaders and still relevant to be practiced in church life today. We will focus
on exploring servant leadership practices at FS Community, the youth community of GKA Gloria Pacar,
using observation, interview, and document analysis. The ten characteristics that discussed in this
research are listening, empathy, healing, awareness, persuasion, conceptualization, foresight,
stewardship, commitment to the growth of people, and building community. These are not a
requirement that all must be prominent in each leader, but rather are the traits of servant leaders. It

means, the more these characters are seen in a person, the more he/she has a heart that is willing to
serve, and the closer he/she is to the picture of a perfect servant leader. Although perfection is not
possible because we are only limited human beings, these ten characters must be a dream to be pursued
by leaders who claim themselves as servant leaders.

ABSTRACT
Desa Ngrambe is a local village located in Ngawi, the border of Central Java and East Java, Indonesia.
This village is famous for its agricultural products, but has not been maximally utilized. Local youth,
especially high school students, will usually work directly in factories and as casual workers in the
marginal sector. This is unfortunate because they should be able to develop the potential they have in
their village. During this time entrepreneurship has not been an option for them because they assume
that to have their own business there must be a very large amount of money. This community service
is an act of research to seeing the gap, the first step that should be taken is to increase insight into
entrepreneurship through the creativity and innovation approach. School teachers are the main drivers
for these high school students to start observing opportunities and taking advantage of them. During
this community service we train the teachers to learn more about entrepreneurship that can be applied
in many aspects of lesson in school. The result after intensive course is student in high school is more
aware about entrepreneurship, not only sell what they produce but also making an innovation to boost
up their sales. We hope this program can be copied in another school in Ngawi so that the industry in
this city can grow by the young people.
