Architectural Review Information
Before performing exterior work on your home, such as new paint, adding a
shed, removing trees or building a fence, you must seek approval
of the Durant Trails HOA board and the architectural committee.
To apply, print the Architectural Review Application found on
the website in the documents section and follow the instructions
for mailing or faxing it to Charleston Management Co. You may
only begin work after you have received approval. If you have
questions about the architectural review process, or if you need to report
unapproved work, please contact the architectural review committee.

Addendum: as of November 1, 2010 the only colors that will be approved are
those in the Williamsburg color collection. Books are available for check
out at Charleston Management. Exterior siding paint should be flat paint;
trim can be semi-gloss or eggshell.

 Navigating the Wake County Public School System
Kindergarten registration begins Feb 3, 2011. You must register your child at
our neighborhood base school, Fox Road Elementary. Middle School base is East
Millbrook Magnet and Millbrook Magnet High is our high school base. Once you are
registered you can stay at that school, apply for our year round option, Durant Road
Elementary or Middle School, or apply to a Magnet school.
What is a Magnet School?
-they provide expanded curriculum opportunities
-they reduce high concentrations of poverty
-they support diverse populations
-Wake County offers many options
Magnet Application begins Feb 14 notification sent by the end of March.
Things that can help in your decision making:
1. Take a school tour and go back more than once
2. Talk to other parents
3. Investigate all options
4. Just because a school did not make AYP does not mean it is not a good school
5. Attend information sessions when available
6. Ask questions

Do you know what will happen if you do not pay your homeowner’s dues?

1. The first late notice is mailed after the

past due date of that month(the 15th).
Notice is mailed several days after the
due date to ensure all payments are
posted.
2. If no payment is received by the 15th
of the next month, a second late notice is
issued.
3. The third month past due, a demand
letter is sent to owner stating they have
15 days to pay in full or to contact our
office to set up a pay plan, if not, legal
action will follow.
4. If after the 15 days, there is not a
payment or arrangement made, the file
is turned over to an attorney for
collection.
5. A demand letter is sent from the
attorney's office giving the owner 15
days to pay the debt.
6. If no payment or arrangement is
made, a lien is placed on the home.
7. Still no payment after 10 days, intent
to foreclose letter is sent.
8. After 10 days, notice of foreclosure
is filed and a foreclosure date is then set
by courts.
