Duration
Though the performance period can be as short as three months for initial LEED
for Existing Buildings applicants, consider a longer performance period, which will
provide a more robust picture of the building’s performance. A full year of data, for
example, will reflect seasonal variations in resource consumption (irrigation rates,
heating and cooling loads, etc.) and occupant behavior (commuting choices).
In any case, the maximum performance period duration for any prerequisite or credit
in an initial LEED for Existing Buildings application is two years.
Timing
Ideally, the performance period should be identical across all prerequisites and
credits, and all policy, operations and equipment changes undertaken to meet LEED
for Existing Buildings requirements should be fully implemented BEFORE the start
of this universal Performance Period, as the building performance data collected
should reflect those changes. If major changes to building operating procedures or
equipment occur during the Performance Period, it is best to collect at least three
months of data after such changes to help identify any new trends in the performance
results.

parts of the city. The building has been developed in 8 acres land with

and quality of life in the Chennai region and beyond”. This demonstrates

an auditorium (G+1) to accommodate 1200 persons. To improve the
thermal comfort of the occupants, the building has been provided
with adequate air conditioning.

The project achieved the prestigious LEED Gold rating given by Indian

The complex will fill an entire city block between Singapore’s Marina

The canopies will form vertical louvers at the elevations and provide
more renewable on-site energy with integrated thin-film solar arrays.
Vertical green spaces and extensive sky gardens are also important
components of the towers, further greening the whole structure
with natural vegetation and ambient temperature moderation.
The slanted facades are designed to catch the wind and direct
it downwards for natural cooling of the ground floor spaces. A
rainwater harvesting system, geothermal heating system, chilled
beams and ceilings, and an ice storage system for cooling are further
enhancements planned for the complex.
Asia’s F
irst Tidal Power Plant in India
India has joined the tidal power wave with the approval of
a commercial-scale tidal power plant in the Gulf of Kutch.
The 50 Mw plant will be developed by the London-based
company Atlantis Resources Corporation in partnership
with Gujarat Power Corporation, and construction will
start this year. The plant should be operating by 2013,
making it the first of its kind in Asia (Korea’s tidal power
plant won’t be finished until 2015).
Last year, Atlantis unveiled the world’s largest tidal turbine
in Scotland, where they installed a 378 Mw tidal power
project. An initial economic and technical study by the
company indicated that the Gulf of Kutch could produce as
much as 300 Mw of extractable tidal power, but the plant
is likely to be scaled up to a capacity of 250 Mw.
Tidal plants usually take between eight and twelve years
to break even, but their environmental advantages are
unparalleled. Tidal power is incredibly predictable, making
it one of the most reliable sources of renewable energy.

industry to experience the new level of building green. The building is transported in one piece

The success of the Zero Energy Space lies in the combination of the most advanced building

and systems available, the actual construction took only 2 weeks. Walls and Roofs are made
with a strong, lightweight and modern technology using Everest Fiber Cement Boards and
EPS and XPS insulation from Beardsell and Supreme Petrochem. The whole building is well
insulated and by using advanced building technologies from all over the world the energy

needs could be brought down even more by using Aluplast Windows (double glazed UPVC
windows) from Germany. Breezair has installed one of the most efficient air cooling units
from Australia. Panasonic air conditioning brought their latest technologies from Japan. The
whole solar system was designed from Team Sustain using GETwatt panels from Korea and
an Outback Inverter technology from USA. Roca contributed water-saving toilet fixtures and
Surabhi Bamboo installed engineered bamboo from USA. Low VOC paints from Nippon Paints
complete the product list.

Congress in Chennai and the ET ACETECH in Mumbai,

“A majority of the energy used in the building is for air conditioning and lighting. To reduce
the AC load, first you have to prevent the heat entering your building through the building
“skin”. Solar reflective paints which can reduce the surface temperature by up to 5 degree
Celsius have been applied on exterior walls and roof. Construction with fiber cement boards
and 2 inch insulation panels reduce the heat conduction further. The UPVC framed windows
which are double and triple glazed units with solar reflective properties also play a major role
in the system. The cooling load is reduced drastically and the air conditioning system can
work even more efficiently. To create a healthy environment we have applied only LOW VOC
paints and using a 100% fresh air cooling unit. Lighting of the building is done with help of
the latest LED technology.
In this project, we are using only a little more than one regular light bulb to light up the entire
space (78 W to light 360 sqft) and a 1 ton air conditioner for 350 square feet (typically
you require 1 ton for every 100 square feet). Power requirements are taken care of by the
photovoltaic system installed on the rooftop and all generated power is saved in a battery
bank, to provide over 6 hours of back up energy. The building has no connection to the
electricity grid and is full self sustaining. The bathroom is using all water saving fixtures to
save our scarce resources of fresh water.”
The Zero Energy Space is a fully functional prototype, and this concept can be adapted and
applied for an IT building, or a residence or even a school. It is possible that we build self
sustaining structures and reap the benefits of energy savings and high comfort at the same time.
The target behind the Zero Energy Space initiative is to educate people about the intelligent
use of technology and give them the experience and feel of such a building. Green Buildings
help to save the environment, save you money and have a positive impact on your health. Now
that’s a win-win situation for everyone.

Our decision to GO Green has been arrived at for the following
reason: Buildings that consume least energy provide the best
value for the public through both life cycle cost benefits and
positive effects on human health and performance.
A recent study reflects that buildings designed with minimum energy
use, shows that energy use is down 26% and occupant satisfaction up Orbit, Chennai

buildings, which use an integrated design approach, deliver significantly
better results with less energy consumption, lower maintenance costs, and
less water use.
The careful use of materials can reduce energy consumption during the

reaches landfills by 95% or more. Re-use of existing structures can reduce
resource consumption while preserving our country’s heritage. Careful
designing can make buildings perform better from both environmental
and human perspectives: proximity to transportation reduces pollution
and improves occupants’ quality of life. The key is holistic, integrated
consideration of all the factors that influence building, including
consideration of the decision of whether to build at all.

5. How do you see the future of green buildings
in India?
Green Buildings is the way forward and if we want to bench mark against
the global standards then we need to ensure that our developments are
sustainable in order to preserve the environment and prevent depletion.
We need to take a conscious decision and construct only GREEN
Buildings.
