LIVE & LICENSE AGREEMENT

This AGREEMENT is made and entered into at Bangalore; on 1st May 2010 by and between Mrs. Sathya
Sudha aged about 30 years w/o Mr. Venkataraghavan Indian inhabitant, residence address at:

Flat# A 101, Srinidhi Residency,


#364/2, Basava Nagar Main Raod,
Basava Nagar, Bangalore -560037.

Hereinafter called the “LICENSORs” (Which expression shall mean and include their heirs, executers,
administrators and assigns) and

Herein after called in referee to as the licensees of the other part:

Whereas the licensor is the owner/occupier and in exclusive use, occupation and in possession of a flat
situated at Flat no. A 101 , Srinidhi Residency, #364/2, BasavaNagar Main Road, Basava Nagar,
Bangalore -560037 and measuring 1612 Sq. Ft. (herein after called and referred to as the “SAID FLAT
PREMISES”).

AND WHEREAS the licensee’s has approached and requested the licensor to allow him/her to allow him
to use and occupy the said flat premises for residential purpose on leave and license basis for temporary
period of eleven (11) months;

AND whereas licensor has agreed to do so on the following terms and conditions obtained here under:-

1. That the licensor has permitted the licensee’s to use and occupy the said flat / room premises
for residential purpose on leave and license basis for temporary period from 1 st May, 2010 to
31st March 2011.

2. That the licensee’s have agreed to deposit Rs. 1,00,000 (Rs. One Lakh Only) is being Security
Deposit for the due performance of terms and conditions of this Agreement. The licensor does
much admits and acknowledges the receipt of token advance amount of Rs. 20,000 (Twenty
Thousand only) and the licensees has to deposit remaining Rs 80,000 (Eighty thousand only)
before occupying the said flat/room premises for residential purpose on Live and license basis.
3. That the licensee’s hereby agree to pay some of Rs. 14,000/- (Fourteen thousand) being the
monthly compensation (Which includes the monthly maintenance charges of Rs. 1612).

4. That the furnishing in the said flat premises include a 6+2+2 sofa, AOC Uninterrupted Power
Supply, Geysers in both bathrooms, One cot and mattress and 2 (Two) T-poys.

5. That the licensee’s has agreed to abide by Srinidhi Residency Apartment owner’s association
norms.

6. That the licensee’s shall pay the electricity charges of the said flat/rooms premises to the
concerned authorities in the name of licensor every month during the period of this agreement.

7. That the licensee’s shall not claim any rights for tenancy , sub tenancy and / or protected
tenancy over the said flat premises/room during the period of this agreement.

8. That the licensee’s shall not let sublet transfer the said flat premises to any person or persons
during the period of this agreement.

9. That the licensee’s shall not make any alternation, additions, changes to the aid flat premises
without the consent of licensor during the period of this agreement.

10. That in case of extension or renewal of this agreement for a future period of 11 (eleven) months
on mutual consents, the rent will be Rs. 14,700/- including maintenance charges.

11. That the licensee’s shall not carry on any illegal trade and/or shall not store any hazardous
articles in the said flat premises during the period of this agreement.

12. If either of the party intense to terminate the said agreement before eleven months period,
from 1st May 2010 such party shall give two months written notice in advance to other party.

13. That the licensee’s shall handover the exclusive semi furnished and peaceful possession of the
said flat premises in good condition to the licensor on termination of this agreement without
any due process of law/and on the same day licensor shall replay security deposit of Rs.
1,00,000 (One lack only) without any preconditions whatsoever through a bank cheque payable
at Bangalore, without any interest to the Lincesee’s thereon.

IN WITNESS WHEREOF, both the parties hereto have hereunto set and subscribed their respective hands
on the day and year first herein above mentioned.
