Asessmen! and identificationof potentialnegativeenvironmentalimpactsassociated with srch
rcsidentialandtourismprojects.It mustbebornein mind thet this EnvironmenalCompliance Plan
waspreparedbasedon thebestavailableinformationon thepmjectcontainedin th€Environmental
knpactAssessment preparedfor thisproject. Therefore,the Deparmentof thc Environment(DOE)
reservesthe rigbt to make modificationsto this complianceplan, with pri<x notification to the
Developer,asthe projectdevelopsandmoreinformation becomesavailable.

The Department of the Environment has prepared this environmental risk analysisbasedon
the Environmental lmpact Assessmentand other relevant infomration garheredby the DOE
during site visits. This Environmental Compliance Plan (ECP) rrzs then developedto
mitigate the deleterious impacts associatedwith this type of development

5.0 CLEARING OF LAIYD AND EFFECTSON WILDLIFE

In an effort to mitigate the negativeimpacs associatedwith clearanceof the land (habitat loss,
decreasein wildlife anderosion),Thc Ilevclopcr agreesto takethe following measurcs:

5.01 Only enoughvegetationwill be removedto dlow for surveying,constnrctionof

6.0 ROADS AI{D DRAINAGE

will be cut, in lieu of pavedroadways(subjectto approvalby Ministry of Works),
throughexisting vegetationto baveminimal impacton theenvironment.Drainage
will bemaintainedin its present,naturalstate. Therewill be a 40-foot roadrescrve
thatmayhaveelevatedwalkwaysasthetopognphymayrequire,theseconditionsare

7.0 CONSTRUCTIONOF BI.JILDINGS

9.1I In the eventtbat bumingis required"it will only be undertakenat locationsthat will
not presenta dangerto wildlife or causea nuisanceto inhabitantsof sunounding
areasand whire it will not resultin the pollution/contarninationof the surrounding
environs. Bumingwill belimited to driedleaves, brambles etc. No burningof man-
madematerialszuchasplasticswill be allowed. Thesewill be storedin recycling
centersfor retum to the mainlandandto be disposedat a designateddisposalsite.

commercialbuilding. User-friendlyinstnrctionswill be placedat locations
havingtheseinstallations.No othermeansofsewagedisposalsystemswill be
allowedon the island.

9.22 Composttoilets and gray water tileleach fields will be locatedso as to allow
adequateprotectivedistanceto theboundariesofthe parcels.(A minimumoften feet
from boundaryline will berequired.)
9.23 Regularmaintenance of all sewageand wastewater facilitieswill be performedto
ensureproperfunctioningof the facility for environmentalandotherreasonsSpecial
caremustbetakenin orderto avoidcontaminationof thesurfaceandgroundwater,
and the surroundingenvironmenLIn order for this to take place, the following
measures will be taken:

(i) Propertyowneniwill not disposeof greaseand oils into any drain, as this
couldbea potentialsourceof soil andwatercontarnination.Greasetrapsare
to be installedon eachkitchea5ink.

(ii) Chemicalwastes(suchaspaints,thinnen, acids,etc.)will be transportedto


the mainlandfor disposalat a designatedsita

93 SOLID WASTE

To addressthe problemsassociatedwith solid waste,the project proponentwill developand


implementa comprchensive Solid WesteMrnagementPlen for theenlireprojectsite.Thisplan
will b€ finalized by the EnvironmentalReview Boardto be establishedby the Residentsandwill
includebut shouldnot be limited to the following:

9.31 Thc Developer will ensur that services are provided for the collectiort
fiansportationanddisposalof solidwasteasnecessary, at theidentifieddisposalsite
on themainland.Solidwasteswill bedisposedof solelyat this officially designated
landfill site. Designatedrecyclingandcollectionsiteswill beclearly identifiedand
markedthroughoutthe island.

9.33 The Developerwill:
