2. Review of Finances
 Account Bank Balance as of April 11th, 2011:
 $28,985.29
 Account at Huntington Bank in Warren
 HOA maintains a checking and savings account.
 Does not include collection of 2011 Dues
 Finances have been well managed. Many HOA are in
critical financial condition that require increasing dues.
 Late fee change for 2011 dues: 1st month late = $15,
add $5 every other late month for a 12 month period:
June = $15+$20, July = $15+$20+$25, August =
$15+$20+$25+$30, etc.

3. Subdivision Issues
 Delinquent Dues from 2 Homeowners.
 Foreclosure proceedings were filed and garnishment of wages granted
granted by the
courts. Thus 4 years of dues totaling $600 has now become over $5,000 with
late fees and legal fees. As of March 31st, 2011, $5,048 has been collected.
 Foreclosure on Primm: Bank has paid portion of 2010 dues and HOA HOA to pursue
former homeowner via small claims court if new address is known.

 Foreclosures…
Foreclosures…currently 2 known foreclosure. Board in contact with Mortgage holder

to press continual maintenance.

 47413 Scottsdale Ave (US Bank) (sold mid March)

 Upkeep on all homes

 Temp. Pools: will be allowed like last year as long as a Township


Township approved permit is
submitted to the HOA Board for approval prior to pool erection. Pools in violation of
this will be assessed a $5/day fine until corrected.

4. Review of Upcoming Events


 Subdivision Garage Sale to be scheduled for May, 2011.
This will be advertised in the local paper and our notice
board will be placed at the front entrance.
 HOA to contact Macomb County Road Commission (MCRC)
for possible concrete slab repair at front entrance.
 Plan for Halloween Hayride and Sub Get-Together for
October
 Continuation of Subdivision Newsletter twice annually via
email and facebook.
