1, Introduction

a, Project name: Shan Nan Village Concept Design and Masterplan

b, Project location: Xuan chen city Shui Yang Jiang grand avenue towards
north direction 31.26 ha; Shui Yang Jiang grand avenue towards south, Tai
Bai Xi Road towards west, Shi Tao Road towards East 5.53 ha, in total
36.7784 ha (see red boundary of the plan)

2，Design ambition

a. According to the characteristic of the site, the concept is required to

maximize the used of the land and aimed to create a unique landscape to fix
in with the surrounding environment.
b. The masterplan should make hard and soft landscape; leisure facilities and
a variety of functions work well together in order that the residential could
easily manage.
c. The design desires to satisfy the local residents’ living standards and their
needs.
d. Multi-functions and mix-uses should be emphasized, but need to consider
the budget.

3, Masterplan Requirements

a, Area: 36.7784 ha
b, Plot Ratio: ≤1.0, building density ≤30%
c, Car park design is based on ‘Xuan city construction project car park
regulation’
d, Sunlight no less than 3 hours for residential in winter, maximize the sunlight
and sustainable design.

e, The masterplan should work well with the surrounding traffic flow and urban
grain
f, The residential area should separate pedestrian and traffic lane, circle
roundabout should be built to benefit fire emergency traffic.

4, Architecture design requirements

a, Main design: Residential, Retail, Multifunctional facilities

b, Architecture style: Town house, courtyard house type or house with
backyard garden
c, Building elevation: Sustainable and environmental, match with the
surrounding environment.
d, Building height: ≤14 m
