Functional and Operational Management:
* New Loan review, set-up & maintenance - Documentation review to ensure complia
nce with all applicable loan documents. System set-up and maintenance of all new
mortgages and modifications to existing mortgages.
* Escrow Administration (Taxes and Insurance) - Tax and insurance records set-up
and maintained on each mortgage. Managing disbursements of required vendor paym
ents and escrow analysis preparation.
* Cashiering Process - Cash processing and daily balancing of all payments recei
ved. Suspense monitoring and research to clear all unposted items.
* Payoff Processing - Processing of payoff quote calculations, cash receipts and
preparation of mortgage release documentation, including commercial and multifa
mily loans.
* ARM Loan Processing - Document review and set-up of ARM criteria. Monitoring a
nd managing loan calculations and payment change processes (rate & payment reset

* Customer Service - Managed customer calling queue and all customer inquiries,

* Compliance - Work very closely with compliance officers to assist with interna
l & external regulatory audits related to servicing processes and procedures. Pe
rformed on-site servicer audits and due diligence projects on an annual basis to
identify servicers who are not in compliance with servicing guide regulations.
Served as subject matter expert for all internal & external regulatory audits re
lated to servicing processes and procedures.
* Reconciliation of Servicer Reports (as Master Servicer) - Daily review and rec
onciliation of servicer reporting and remittances. Research and resolution of al
l loan discrepancies. Upload and reconcile monthly remittance reports to identif
y and clear discrepancies.
* Development of Systems - Key person in the development of servicing systems as
the business unit owner. Performed UAT testing for all system enhancements and
fixes. Trained staff and external servicers on how to incorporate changes. Admin
istered training for upgrades with Alltel (CPI), SBO2000 & identified necessary
corrections.
* Investor Reporting - Performed and managed all investor reporting processes fo
r loans sold to various investors including, Freddie Mac, Fannie Mae & Private B
anks. Sold loan products include Participations, ARM's, Construction loans, revo
lving LOC's, RMBS & CMBS. Reconciling of loan sale proceeds against system entri
es. Maintained compliance with all governing documents, agreements and servicing
guidelines. Prepared and reconciled system reports and remittances accordingly.
* Managerial Reporting - Prepared and monitored various managerial reports, rese
arched and resolved discrepancies with accounting department and all other depar
tments requesting assistance.
* Asset Manager - Stratification of failed bank assets, implemented liquidation
resolution strategies while servicing the assets in accordance with FDIC guideli
nes.
