* An appointed position in county government, our department is organized in two
categories, Property Management and Project Management. I was responsible for
the day to day operations and maintenance of all county properties. Maintenance
labor, Stockroom, Mailroom, Custodial, Janitorial, Security, Safety Awareness,
Skilled Trades, Elevator operations, Contract specifications, Project coordinati

Building Maintenance Supervisor
* Utilizing County Trades workers (Plumbers, Painters, Carpenters, Electricians,
Grounds workers, HVAC Mechanics, Tile setters, Locksmiths Custodial workers and
Maintenance workers) and contractors, I am responsible for the day-to-day opera
tion of the 600 Cell County Justice Center and a 12 Court Room Criminal Courthou

* Mediate between County Facilities Management and the County Sheriff's Departme

* I manage service contracts, establishing scope of work, bid documents, specifi
cations and financial appropriations.
* I oversee the maintenance and operation of the integrated security system that
encompasses lock control, CCTV cameras, PA systems, intercom systems, card acce
ss systems and door controls all operating under a networked system of touch scr
een computers.

* As part of a statewide DDC installation company, I managed projects from Roche
ster, south to Elmira, east as far as Monticello and west to Buffalo. Projects
ranging in scale from 50 k to 1.5 million.
* I was responsible for materials ordering, panel engineering, contractor coordi
nation, systems installation, systems documentation, cost analysis, budget contr
ol and customer satisfaction.
* I moved to Syracuse, at the request of my employer to manage the largest singl
e site project in the company's history. (Syracuse University, a 5.4 million dol
lar controls project, 1994 through 1999)

Property Operations Manager
* Started as Maintenance Superintendent for a 170 Unit Apartment complex and wor
ked my way through each of the trades until I became Property Manager in 1979.
* Responsible for development of financial budgets, operating cost, employee rel
ations and owner participation. My focus was to maintain every property in my p
ortfolio, at a level higher then that of the owner's expectations, at a cost wit
hin their budgets.
* In my last years, I managed 1000 apartments in 4 properties, Nearly 1,000,000.
0 Sq Ft of industrial/commercial space, 525 condominiums in 2 homeowner's associ
ations and a (90,000.0 SqFt.) Class "A" office building in downtown Rochester wi
th tenants such as ACC Communications and Key Bank.

- Attended The Buildings Operators and Managers Institute, obtaining a
SMA (Systems Maintenance Administrator) designation
