Lead the construction management of three new home construction ($450 - 650K) projects, and two extensive remodeling projects. * Successfully obtained the construction management responsibilities for three n ew projects, and two projects in progress. Replaced approximately 70% of the su b-contractors and hired-in more experienced, more effective crews. Restructuri ng the crews improved both the quality and cost performance on the projects. * Created and implemented a weekly project update program for the builder. The owner's expectations, from the builder, of visits from Austin to Houston of no l ess than once a week. Commitments in Austin prevented the weekly visits. To br idge the personal visits, I created a weekly update for the builder to keep him informed of the production, and estimated production timelines to completion for the customers. The improved communications and updates satisfied the client's expectations and were elated with the improved process of the production of thei r homes. Managed the project from the excavation phase to com pletion and release to the owner. Effectively managed all site logistics and sc heduling and met regularly with the client. * Devised a change order control process to keep close track of the project. Ea rly on, the owner stated he did not need change orders, considering it was a cos t plus contract, and he valued what he spent his money on. Devised an email con firmation with the owner to advise him of any overage from the cost plus budgets . Persuaded the builder to collect for the additional work I performed outside of the contract obligations, for substantial additional revenue. We kept the int egrity of the contract and satisfied the documentation of the expenditures for h is home without conflict. Chuck Morris Interests, Inc., Houston, Texas 2006 - 2007 Project Builder Initiated the construction from startup to dry-in of a two-story home in Brenham , Texas, with 7,000 square feet of covered space and 4,000 square feet of living space. The 110-page architectural plans were extremely complex and detailed; a nd designed according to commercial standards. * The material specifications required a unique lead time format. Orders were p laced as far away as Italy for the marble exterior and interior stone. I devise d a projected time line for decisions and order dates. The owners and their man agers complied and the project progressed in an orderly manner. * The ranch had herd of extremely valuable quarter horse breeding stock in the s ame area where we were building their $3M custom home. Coordinated and maintai ned a production-to-grazing schedule with the project manager, and on-site ranch hands along with safety provisions to ensure the security of the horses around the construction site. Christopher Sims Custom Homes, Houston, Texas 2004 - 2005 Project Builder Responsible for the construction of two homes, a custom home under construction, and a spec home in Carlton Woods, The Woodlands. * Assumed the construction progress of a custom home (10,000 square feet of cove red space, 7,000 square feet of living space) from the rough-in phase through to completion. The owners were out of town quite often for extended periods of ti me. They requested to be kept 90 days in advance of necessary decisions so they would not delay the project. Coordinated and held meetings with design staff, owners, and builder to stay ahead of the production logistics. We had no delays due to a lack of necessary decisions and the project was completed as scheduled . John Bass Custom Homes, Houston, Texas 2002 - 2004 Project Builder Responsible for the management of several custom home projects in Memorial and T he Woodlands. * A project that initiated as a remodel quickly became a rebuild. After the int erior was stripped it became clear that the cost savings gained by remodeling ve rsus rebuilding was a minimal amount. When the owners were informed, they agree d that a rebuild was the best approach and they were excited to have a new home, from the slab up for a very minimal added investment.
