WHEREAS the principal is now in possession and enjoyment of the said property as the absolute owner without any interruption. WHEREAS it is not possible for the Principal to deal with the above said property personally and for that pUrpose, the Principal hereby appoint the said Mr.N.BALA RAMESH, as my true and absolute lawful Power of Attorney Agent to act on my behalf of the Principal and to do the following acts, deeds and things: 1. To enter into agreements of sale of the Schedule mentioned property in whole with the PURCHASER or PURCHASERS and to receive the advances from the PURCHASER or PURCHASERS and to give valid receipts for the same. 2. To sell the schedule mentioned property and to execute & sign one or more s~le deed or deeds, reconstitution deed/s, rectification deed/s or any other deed/s in favour of the PURCHASERIS and to receive the sale consideration cash/Cheque/D.D and to execute and sign

To Execute and present before any Registrar of Assurances or any other Officer, having jurisdiction to register the said documents for Registering any documents relating to the schedule mentioned property in respect of any such documents before the Registrar for the purpose of Registration. 4. To deliver vacant possession of the Schedule property sold to the PURCHASER or PURCHASERS as the case may be. 5. And to sign all forms and make application for transfer of patta, and all revenue reG6rds in the Panchayat or Municipality, Electricity Board, indemnity Bonds, and to pay the necessary security deposit

and charges, on my behalf in connection with the sale or sales of Schedule mentioned property hereunder written. 6. To sign and verify plaints, written statements, affidavits, petitions of the claims and objections, memorandum of appeal and petitions and applications of every kind and Income tax, sales tax, and wealth tax returns and to file them in any such courts or offices. 7. To file suits of any kind on behalf of the Principal for safeguard of the Principal's rights or claims to the Schedule property.

To, Prepare, execute and sign and apply and submit necessary approvals, sanctions, permissions, service connections ITom the concerned authorities and for that purpose to execute and submits necessary applications, affidavit, indemnity bonds any pay the

necessary charges fees to the concerned authorities.

To authorise any person/persons to do any or all the above matters as the Attorneyl Attorneys shall deem fit on this behalf. 10. To sign and submit to the CMDAILocallMunicipall Panchayath

Board, authorities documents Istatements Ipapers that may be necessary for the approval of building sanction and other approvals. To appoint attorney(ies) and delegate any of the powers herein provided. 11. To demarcate delineate or partition of the Schedule mentioned property that may be necessary for the said purposes. 12. To purchase any stamp papers and if necessary to cause a refund of the same iri connecti<;mwith transfer or disposition or sale made by the said attorney on my behalf. 13. To prepare any Appeal, Revision Petition, Writ Petition, Review Petition, Memorandum of Appeal, sign and verify them.

14. To present, file, conduct and defend civil and criminal cases and to appear before such courts of any nature, forum, and other judicial bodies besides police station for enquiry. To depose evidence is such courts/forum and do all such other acts and things necessary thereto for the said legal purpose. 15.

To mortgage the Schedule mentioned property on my behalf with the any bank by deposit to Title Deeds as security for the repayment of the loan granted/to be granted by bank to me.

To deposit on my behalf the documents of title and to state on my behalf to any office of bank that the said documents are being deposited for creating a security on the said property by way of equitable mortgage of repayment of the said loan/so The attorney is fully authorized to make these statements and convey my intentions , to create security on my said property on my behalf.

To appear before State Government Offices for the purpose of attending all affairs relating to Schedule mentioned property.

To let out, grant (rent) lease of the Schedule mentioned property or any part thereof to any person on such terms and conditions as the attorney may from time to time deem fit and to demand and collect and receive rents and or/ compensation from such tenant/s, lessee/s and pass valid effectual receipts therefore and to cancel, rescind, alter or modify their leases, tenancies and to serve on them notices to quit, to file suits and other proceedings for recovery of. rent or

compensation and to institute any proceedings in any Court of law as shall appear necessary to the Attorney and to defend, answer any suit or other legal proceedings of whatsoever nature instituted by any of them in any court oflaw.

19. And generally to do all lawful acts that may be necessary for the aforementioned purpose or .purposes. The Power Agent should maintain proper accounts, vouchers and receipts, in respect of the Schedule mentioned property and should produce as and when demanded by the Principal, and No consideration has been received for this Power of Attorney.

And the Principal hereby agree that all acts, deeds and things lawfully done by the said attorney shall be construed as acts, deeds and things done by the Principal and the Principal undertake to ratify and confirm all and whatsoever that the said Attorney shall lawfully do and cause to be done for and on behalf of the Principal by virtue of this power hereby given.
