DIMANA PEMILIK dengan ini menyatakan telah

WHEREAS the LESSOR does hereby declare to have let
and surrended in lease to LESSEE, and LESSE does
hereby declare to have rented and accepted in lease from
LESSOR,
2 bedrooms Villa, standding on a land width 110 m2,
located at Batubelig street gang 7a Desa/Kelurahan Kuta
utara - Kerobokan Disrict Badung, Bali Province.
(hereinafter re8erred to as the “VILLA”)
menyerahkan kepada PENYEWA untuk disewakan, dan
PENYEWA dengan ini menyatakan telah menerima dari
PEMILIK untuk disewa sebuah Villa 2 kamar yang
berdiri di atas tanah seluas 110 m2, yang berlokasi
Jalan Batubelig gang 7a Desa/Kelurahan Kuta Utara –
Kerobokan Kabupaten Badung, Provinsi Bali.
(selanjutnya disebut sebagai “VILA”)

This Lease Agreement has been e8ected and accepted on
the following terms and conditions :
Article 1 – DURATION
The lease agreement of the contract the VILLA is
e8ective from December 1st - 2021 and shall continue for a mulai 1 Desember - 2021 dan dinyatakan berakhir tanggal
period of 3 year which is on December 1st – 2024.
On the expiry date of this Lease Agreement, LESSEE is
obligated to return the VILLA in good and clean
condition.

Article 2 – RENTAL RATE AND ITS EXTENSION
The rental rate of the VILLA is
Rp. 85.000.000,- / year
All paymend in upfront for 3 year rental is totally amount
as
Rp 255.000.000,-
Article 3 – PAYMENT
LESSEE pays LESSOR the rental amount for the initial
is on the first year 2021 mentioned in Article 1, as

Pasal 1 – MASA SEWA
Masa sewa dalam kontrak perjanjian ini berlaku 3 tahun ,
1 Desember – 2024.
Pada hari berakhirnya Perjanjian Sewa-Menyewa ini,
PENYEWA berkewajiban untuk
mengembalikan VILA dimaksud dalam keadaan baik dan
bersih.
Atau tanda tangan kontrak baru untuk perpanjangan
sewa.
Pasal 2 – HARGA SEWA DAN PERPANJANGAN
SEWA
Harga sewa vila dimaksud adalah
Rp. 85.000.000,- / tahun
Semua pembayaran sewa untuk 3 tahun dilakukan di
awal sejumlah
Rp 255.000.000,-
Pasal 3 – PEMBAYARAN
PENYEWA membayar PEMILIK jumlah sewa untuk
inisial adalah pada tahun pertama 2021 yang disebutkan
mentioned:

Article 4 – GUARANTEE
LESSOR guarantees the LESSEE that he is the owner of
the VILLA and that as long as this Lease Agreement
remains in force and the VILLA are occupied by LESSEE,
LESSEE shall not be troubled by any party claiming to
have prior rights there to, and therefore LESSEE is here
with relieved by LESSOR of all claims by other parties
regarding such matters.
The LESSOR must to keep cover problem of the villa from
natural break reason as earthquake, tsunami, flood, and
war. And LESSEE not have any responsibilities for
damage make by earth quake, tsunami, flood and war.
The LESSOR not guarantee as giving claim and
responsible about all broken come from problem the water
pump, pool machine, water heater, freeze of Air
Conditioning during from start agreement rental.
If there is a leak, peeling paint, mildew, and anything
related to the building according to the agreement, the
LESSOR not remains 100% responsible for repairing.

Pasal 4 - JAMINAN
PEMILIK menjamin PENYEWA bahwa ia adalah
pemilik sah dari VILLA dimaksud dan selama Perjanjian
Sewa-Menyewa ini berlaku dan VILLA dimaksud masih
disewa oleh PENYEWA, maka PENYEWA tidak akan
diganggu gugat oleh pihak manapun yang menyatakan
berhak lebih awal atas VILLA dimaksud, dan
PENYEWA dengan ini dibebaskan oleh pemilik dari
segala tuntutan mengenai hal hal tersebut diatas.
Pemilik menjamin segala kerusakan villa akibat alam
seperti gempa bumi, tsunami, banjir, perang yang
diakibatkan alami. Dan penyewa tidak bertanggung jawab
atas kerusakan, yang disebabkan gempa bumi, tsunami,
banjir dan perang.
Pemilik tidak menjamin dan bertanggung jawab atas
kerusakan pompa air , mesin kolam renang, mesin pemanas
air, pendingin ac, dari awal kontrak.
Jika terjadi bocor, cat terkelupas, jamuran, dan yang
berhubungan dengan bangunan sesuai kesepakatan
PEMILIK tidak bertanggung jawab 100% untuk
memperbaiki. ( selama perjanjian mengontrak)
LESSOR also guarantees LESSEE that as long as the
Lease Agreement remains in force, LESSEE can occupy
the VILLA legally.
This Lease Agreement shall not be made void by
LESSOR’s / LESSEE’s death or the death of the VILLA
and/or by a change of ownership in any form whatsoever
of the land to another party during the term of this Lease
Agreement.
Herewith LESSOR guarantees the LESSEE to be able to
use the other facilities, such as the artesian well, electric
power 5500 watts, Air Conditioning { AC } 2 unit, 1 set
pool machine, water heater 1 unit size 80 litter, stove 1
unit, sink, dining table + chair 1 set, sofa, bed + mattress 2
unit, fridge 1 unit, dispenser 1 unit, fan 2 unit, table for
light beside bed 4 pcs.
The LESSEE has the right to contribute to add furniture.
The LESSEE possible add other color to the walls and
floor.
And it is not allowed to change or damage the structure of
the building.
Article 5 – MAINTENANCE
The LESSEE shall responsible for the maintenance of the
said VILLA from reasonable wear and tear thereof except
for damage caused by the LESSOR’s negligence.
PEMILIK juga menjamin PENYEWA bahwa selama
masa berlakunya Perjanjian Sewa-Menyewa ini,
PENYEWA berhak mempergunakan VILLA dimaksud
dengan sah.
Perjanjian Sewa-Menyewa ini tidak akan menjadi batal
oleh karena meninggalnya PEMILIK atau yang menyewa
VILLA dimaksud kepada pihak lain selama masa
berlakunya Perjanjian Sewa-Menyewa ini.
PEMILIK dengan ini menjamin PENYEWA agar dapat
mempergunakan fasilitas tambahan yang ada yaitu berupa
sumur bor, listrik berdaya 5500 watts, Air Conditioning
(AC) 2 unit, 1 set mesin kolam renang, mesin pemanas air
1 unit ukuran 80 liter, kompor 1 unit, tempat cuci piring,
meja makan + kursi 1 set, sofa, dipan + matras 2 unit,
kulkas 1 unit, dispenser 1unit, kipas angin 2 unit, meja
nakas disamping dipan 4 pcs.
Penyewa berhak mempunyai andil ikut menambah
furniture.
Penyewa boleh menambahkan warna cat lainnya pada
dinding dan lantai.
Dan tidak diperkenankan mengubah atau merusak
struktur bangunan.
Pasal 5 – PEMELIHARAAN
PENYEWA bertanggung jawab atas pemeliharaan
VILLA atas kerusakan-kerusakan yang wajar atas
VILLA dimaksud kecuali jika kerusakan itu sebagai
akibat dari kelalaian PEMILIK.

Notes:
- And if the villa rental contract ends there is
damage. The LESSEE is obliged to pay all repair
costs.
Article 6 – ALTERATIONS AND ADDITIONS
The LESSEE can only make alterations and / or addition
or renovations to said VILLA after get a permision and by
LESSOR approval.
Any damage to the VILLA resulting from LESSEE’s
negligence or any third party from whom LESSEE is
responsible shall be LESSEE’s responsibility and LESSEE
shall forthwith replace the damage.
If the LESSEE do not continue rental contract for next

Article 7 – SUB LEASE
For as long as this Lease Agreement remains in force,
LESSEE shall be have the right to sub-lease the VILLA

perbaikan.
Pasal 6 – PERUBAHAN DAN TAMBAHAN
PENYEWA hanya dapat membuat perubahan dan / atau
tambahan atau perbaikan atas VILLA yang dimaksud
setelah mendapat ijin dan persetujuan PEMILIK.
PENYEWA bertanggung jawab atas kerusakan –
kerusakan yang merupakan akibat kecerobohan
PENYEWA atau pihak ketiga manapun yang menjadi
tanggung jawabnya, dan karenanya PENYEWA
berkewajiban untuk memperbaikinya.
Jika penyewa tidak memperpanjang masa sewa di bulan
depan setelah masa kontrak berakhir. Maka pemilik boleh
Pasal 7 – PENYEWAANKEMBALI
Selama masa berlakunya Perjanjian ini, PENYEWA
berhak untuk menyewakan lanjut VILLA dimaksud
kepada pihak ketiga di dalam masa sewa seperti pada
Article 1 dengan persyaratan yang sama dengan Perjanjian
ini dinyatakan tetap berlaku pada perjanjian penyewaan
lanjut tersebut.
PENYEWA boleh menyewakan kembali tetapi setelah ada
persetujuan tertulis dari pemilik.
PEMILIK memberikan ijin kepada PENYEWA untuk
menyewakan Kembali kepada pihak ketiga dalam bentuk

Article 9 – DISPUTE
Any unresolved issues or questions of interpretation arising

possible, however, both parties shall agree to settle the case
in the Court.
The laws of the republic of Indonesia shall govern this
Lease Agreement
Article 10 – DOMICILE
Both parties choose in connection with this matter and all
its consequences arising thereform, lawfull and unalterable
domicile at the Court of Justice of Denpasar, Bali.
Article 11 – ENTIRE LEASE AGREEMENT
This Lease Agreement hereto constitute the entire
agreement between the parties hereto and shall supersede
and replace any verbal or written communication

Perjanjian Sewa-Menyewa ini tunduk kepada perundang-
undangan yang berlaku di wilayah Republik Indonesia.
Pasal 10 - DOMISILI HUKUM
Kedua pihak setuju demi kepentingan hukum dari
Perjanjian ini untuk memilih wilayah hukum Pengadilan
Negeri di Denpasar, Bali.
Pasal 11 – KESELURUHAN PERJANJIAN
Perjanjian Sewa-Menyewa ini mewakili seluruh
kesepakatan diantara kedua belah pihak yang
berkepentingan dan membatalkan serta sebagai pengganti
heretofore made between the parties relating to the subject

Any amendments to this Agreement shall be made in
writing and signed by the parties hereto.
All matters not provided for or not adequately provided in
this Lease Agreement shall be settled upon writing

Hal-hal di atas yang tidak tercantum atau tidak tercakup
secara memadai dalam menulis perjanjian tambahan dan
menghubungkan dengan perjanjian pikiran ini.
