OEST provided full design-build service s for this project, which was completed in 2007. Gateway at Scarborough, New England Expedition LLC. Scarborough, ME Senior Construction Manager for the new Gateway Shoppes, Gateway at Scarborough, a mixed-use development located on 75 acres in Scarborough. The cornerstone of the project is a 138,000 SF Cabelas retail store. OEST provided full design-bu ild services for an additional 48,000 SF of retail space within the development, which was completed in 2008. Representative Projects: 1998-2006, CIRG, Inc. Route 7 Highway Upgrade, S. Burlington, VT Troubled Project Rescue: Client general contractor was in surety default on a $1 2 million highway/utility project, having lost $1.5 million in the first two yea rs of a three year project. Mr. Jones was engaged as full-time on-site project manager for the final year, completing the work to the Owners satisfaction and r educing the contractors loss. Mr. Jones authored and filed a $1 million claim o n behalf of the contractor for additional compensation. Research Animal Facility, Jackson Laboratory, Bar Harbor, ME Troubled Project Rescue: Client general contractor had lost $2 million in the fi rst year of this two year $15 million project. Mr. Jones was engaged as full-tim e, on-site project manager for the final year, completing the work to the Owners satisfaction and reducing the contractors loss. Luxury Apartment Complex, South Portland, ME Troubled Project Rescue: Client developer engaged Mr. Jones to take over this $2 0 million project as the Owners Representative. He was responsible for project completion, as well as securing permits and maintaining relations with the clien ts lender and permit agencies. Mr. Jones also supervised the clients architects , engineers and contractors. The complex waterfront site involved hazmat remedi ation and construction over marine clay. The project was completed on time and within budget. Congregate Housing Development, South Portland ME Troubled Project Rescue: The South Portland Housing Authority engaged Mr. Jones as the Owners Representative. He took over the $15 million multistory project a fter it was discovered that seismic forces had not been included in the original design. Mr. Jones hired a new architect/engineer, completed the redesign, rene gotiated the general contractors price and schedule, and obtained Certificates o f Occupancy. The engagement also included obtaining a $1 million professional l iability insurance settlement for errors and omissions in the original architect s design. Surety Workout of General Contractor in Default, Brewer, ME RLI Insurance Company engaged Mr. Jones as their authorized agent for a $2.5 mil lion surety workout program for a northern Maine general contractor that suddenl y confessed its inability to complete its bonded work. Mr. Jones completed an a ssessment of the contractors ability to complete the work, and an evaluation of the contractors recent financial statement. He interfaced with the contractors accounting firm for the creation of a new financial statement that revealed an u nrecognized $1 million loss. Mr. Jones formulated a business plan for the bankr upt contractors continuing operation with surety financing, and concurrently obt ained bids from replacement contractors to complete the work. The surety then el ected to replace the general contractor. Mr. Jones completed each of the remain ing contracts to each Owners satisfaction and release of retainage. MBNA Operations Facility, Belfast, ME Acquisition, construction and commissioning as onsite Project Director of $43 Mi llion, 227,000 SF two story, three building facility and 145 acre site completed in 120 days from notice to proceed to Certificate of Occupancy. Chemigroundwood Mill Abatement and Demolition, East Millinocket, ME Acquisition and Project Management of hazmat demolition project for Great Northe rn Paper Company. The project consisted of removal and disposal of 7,200 tons o f asbestos, hazardous liquids, solids and sludge followed by decontamination, en gineered dismantling and disposal of process equipment and structures. Representative Projects: 1986-1993, S.G. Phillips Constructors Hannaford Bros. Co, Distribution Center, Albany, NY Acquisition and on site management for the construction of a $38 million, 700,00 0 SF food distribution center including warehouse, cooler and freezer space and 100 acre site. Participation included site selection, design, construction and commissioning. Hannaford Bros.
