RENTAL AGREEMENT

This Rental Agreement is made and executed on this date of 01st NOV 2011 (01.11.2011) by and between: Mr. M.R.RAJU Residing at # 286, M.S.R Nagar, 6th Main, 11th Cross, Santosh Nilaya, Bangalore 560054 Hereinafter called the OWNER of the property. AND Mr.Shrimant Dahi Fale AT. Patoda, TQ-Patoda, DIST BEED, Maharastra, PH-02444-242253. Hereinafter called the TENANT of the other part: Wherever the terms OWNER and TENANT appear it shall mean and include their heirs, of the property bearing #286, 11th cross, MSR Nagar, Bangalore 560054, hereinafter called as schedule property.

NOW THIS RENTAL AGREEMENT WITNESSETH AS FOLLOWS:


01. The tenant shall pay rent of Rs6800 (Rupees Six Thousand Eight hundred Only) per month regularly. 02. The Tenant has to pay a sum of Rs.70000/- (Rupees seventy Thousand Only) as Advance amount. 03. The Tenancy Commences month to month of the English Calendar with effect from 01st day of NOV 2011 (01.11.2011). 04. The Tenancy is initially for period of 11(Eleven) Months only and the right of extension beyond that period rests with the consent of both the owner and the tenant subject to renewal of this agreement and on mutually agreed enhanced rent after 11 months is this agreement is renewed the rent will be increased by 10% every 11 months. 05. The Tenants shall pay separate water charges and electricity charges should be paid regularly to the respective departments and the Tenant is responsible for the upkeep and maintenance of the house in clean and tidy manner and also in tenantable condition.

06. The Tenant shall pay rent agreed by him regularly within 05th of every month latest and in the event of his failure to pay the rent on consecutive months and owner is vested with the power to evict the tenant by giving two months notice. 07. If there is any damage to the house let out to the tenant and also to the walls, fittings and paintings also such as doors with windows, water and electricity and so on, it shall be made good in cash or shall be reimbursed from the Tenant out of the advance deposited with the Owner as per the prevailing cost of such reimbursement.

08. The Tenant shall carry out minor repairs etc., to the portion given on rent to him and major repairs shall be carried out by the Owner only. 09. The Tenant shall permit Owner or his agent to inspect the schedule premises at all reasonable times for inspection or for repairs etc.

10. The schedule premises shall be used by the Tenant for residential purpose only and it shall not be used for stocking of heavy goods, which is likely to cause permanent structural damage to the building and non inflammable or dangerous or hazardous materials shall be stored in schedule property. 11. In case the Tenant desires to vacate the house or Owner wants the house for his own purpose, clear two months notice shall be given to either parties and in case the Tenant or Owner wants the house before the expiry of this rental agreement, one month clear notice shall be given to enable both the parties to get alternate accommodation and pay back the advance amount.

12. If there is any branch of the above conditions by the Tenant, the Owner shall exercise his rights and terminate this agreement and re-enter the scheduled premises in according of the law. 13. The Tenant shall not sub-let or allow it to be used by other and it shall be used by Tenant only and he is entitled to use the same peacefully without any botheration or obstruction from the Owner.

14. Any repair for Borewell all the tenants share the responsibility.

SCHEDULE Residential Premises #286 Santosh Nilaya MSR Nagar 11th cross,6th main Bangalore 560054, Consisting of Two Rooms, One Hall, kitchen, Bathroom, Toilet and Fixtures like 2 Wardrobe, 3 Ceiling Fans, 4 Tube Lights, Geyser etc. IN WITNESS WHEREOF, THE OWNER and the TENANT have signed this agreement on the day, month and the year as above.
