PRESTIGE PROPERTIES OF CHARLESTON RENTAL POLICIES Please take a few moments to review this policy.

In placing a deposit to reserve any property with Prestige Properties of Charleston, whether by phone or online, you agree to all of the terms, conditions and policies set forth within our Luxury Vacation Home Guest Agreement. Guest reservation will be acknowledged by email with entire Guest License Agreement attached. Signed and completed Guest License Agreement needs to be returned within 7 days by email, mail or fax. Reservations will be confirmed only after Guest License Agreement is received and receipt of reservation deposit has been confirmed by Prestige Properties. Each confirmation also includes all of these conditions, terms and policies. Please understand that all of our homes are privately owned, furnished and equipped by the Owner. Neither Prestige Properties nor the Owner will be responsible for providing additional furnishings or equipment. Some areas in each property are locked for Owners use and are not available to Guest. RESERVATIONS Reservations may be made at www. prestigecharleston.com or by telephone. MINIMUM AGE REQUIREMENT TO LEASE IS 25 YEARS OF AGE Persons under 25 must be accompanied by an adult, parent or guardian during their stay. Any reservation obtained under false pretense will be subject to forfeiture of payments and an immediate request to vacate premises. ARRIVAL & DEPARTURE TIMES Arrival time is 4:00pm and departure time is 10:00am. Failure to depart the vacation home on time will result in an additional daily charge of a half days rent if departure is between 10:00am and 12:00pm and a full days charge if after 12:00pm. Double the daily rate shall apply for each day thereafter. KEY CODES All of Prestige Properties Luxury Vacation Homes are equipped with entrance access key code systems for security. Key code for luxury vacation rental will be provided by email upon receipt of final payment. For our KIAWAH ISLAND GUESTS, security pass(es) will be obtained upon entrance to Kiawah Island at the Main Entrance Gate. DEPOSITS AND PAYMENTS A 50% advance payment of the total rental amount including taxes is due at the time of reservation. The remaining 50% of payment and security deposit and any other applicable fees are due 60 days prior to your arrival date. If a reservation is made within 60 days of your arrival, the full payment is required at the time of booking. Payments can be made by Visa, Mastercard, Discover and American Express and/or bank or cashiers checks made payable to PRESTIGE PROPERTIES OF CHARLESTON. We

also require that a valid credit card be kept on file to secure the property against damage and/or excessive cleaning. ACCIDENTAL DAMAGE INSURANCE Accidental Damage Insurance through Travel Guard is required by Prestige Properties in lieu of a security deposit. Accidental Damage Insurance premiums are nonrefundable. DAMAGES Renter agrees to provide a valid VISA, MASTERCARD, DISCOVER, OR AMERICAN EXPRESS credit card in case damages exceed the Accidental Damage Insurance coverage specific to each home. Prestige Properties of Charleston reserves the right and the guest authorizes Prestige Properties of Charleston to charge the guests credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment or furnishings, Guest agrees to be responsible for ANY and ALL costs, including collection costs and attorneys fees. Furthermore, guest agrees to indemnify Owner and Prestige Properties for any such damages. Documentation detailing damages and charges will be provided to the Guest. Guest shall report any damage noted upon arrival to avoid any Damage/ Security Deposit charges. MAXIMUM OCCUPANCY Maximum occupancy requirements must be strictly adhered to. Where applicable, property limitations with regard to security passes and/or parking may apply. KIAWAH ISLAND GUESTS must understand that each property is limited to a certain number of security passes, based upon available parking spaces. If you have more than (2) two persons per bedroom in your party, we will be happy to assist you with additional accommodations. CANCELLATION POLICY All notice of cancellation must be in writing. Except as provided by purchased Travel Insurance, cancellation at any time results in forfeiture of your initial advance payment. Cancellation within 60 days of arrival results in the forfeiture of your entire advance payment. Security deposits will be refunded within 30 days. Accidental Damage Insurance premiums are nonrefundable, regardless of the cause of cancellation. Refunds are not given for cancellations for any reason including: weather, travel delays or illness. There are no refunds for early departures. Prestige Properties highly recommends that you purchase travel insurance. Should the owner of any property elect to remove their property from our rental program, the guest shall not hold Prestige Properties of Charleston liable. In such an instance, Prestige Properties will make every effort to relocate the Guest to another suitable property, as determined by Prestige Properties. If comparable accommodations are not available, as determined by Prestige Properties, the guest will receive a full refund.

WEATHER Prestige Properties will not refund for any weather-related issues, including but not limited to, tropical storms, hurricanes, tornados, snow, etc Any inability to arrive at the property due to weather is also not a cause for a refund of any kind. Please consider purchasing Travel Insurance to protect your trip. TRAVEL INSURANCE Vacation insurance may be purchased on our website for an additional fee. The actual policy is between the Guest and Travel Guard. NO SMOKING All of our properties are NON-SMOKING properties. EVIDENCE OF SMOKING ANYWHERE ON THE PROPERTY WILL RESULT IN AN IMMEDIATE $500 FINE. In addition, guests violating this policy will be asked to vacate the premises with no refund. PETS PRESTIGE PROPERTIES does NOT ALLOW PETS OF ANY KIND on the property of or in our luxury home rentals. Evidence of pets on any one of our properties will result in a $500 fine per pet. In addition, guests violating this policy will be asked to vacate the premises immediately and forfeit any remainder of rental. Guests in violation of this policy will be charged for any and all: exterminating/ clean up fees and damage incurred in addition to the total rental fee. ADDITIONAL CLEANING FEES A cleaning charge will be added for rentals less than (3) three nights (after the reservation is made). Pricing may vary. EVENTS Some of our homes allow events for an additional fee. Please inquire about these properties if you are interested in hosting this kind of gathering. OTHERWISE, NO PARTIES OR LARGE GATHERINGS ARE PERMITTED IN OUR HOMES AT ANY TIME. Prestige Properties reserves the right to inspect the property at any time during your stay to guarantee that this stipulation has not been violated. If you violate the terms of this clause, Prestige Properties reserves the right to refuse rental, cancel an existing reservation or terminate occupancy without refund. KIAWAH ISLAND PROPERTIES Security passes are required for entrance onto the Island. Security pass(es) will be obtained upon entrance at the Main Entrance Gate. Each property is limited to a specific number of security passes, based upon available parking spaces. Maximum Occupancy rates must be strictly adhered to. If you have more than 2 persons per bedroom in your party, we will be happy to assist you with additional

accommodations. The operation, use, and storage of RVs, campers, and boats is prohibited on Kiawah Island. Motorcycles are NOT permitted on the Island. NECESSARY MAINTENANCE/REPAIRS Guest agrees that Agent(s) may enter accommodations for necessary maintenance and/or repair or to re-supply with cleaning supplies. TELEPHONES Telephones may be provided as a convenience. Local and emergency calls are permitted from the property, however long distance service is not provided. If a long distance call is made in error, a five dollar charge in addition to the cost of the call will be assessed to the Guest. UNFORESEEN CIRCUMSTANCES Prestige Properties is not responsible for any construction adjacent to, or in close proximity to, rental property. In addition, Prestige Properties cannot be held responsible for any street noise or other external disturbances of any kind. WARRANTIES Rental property equipment and amenities such as TVs, appliances, air conditioning, pools, hot tubs, etcmay require repair or replacement during your stay. In such case, please notify Prestige Properties promptly. We will make every effort to correct the situation, including making another property of comparable quality available for your use. If this is not an option, Prestige Properties may choose to issue a partial refund. TERMINATION This Agreement may be terminated by AGENT and guests asked to vacate premises without reimbursement if number of guests exceeds the number allowed at any given property or the party is disruptive to other Guests or Owners. CERTAIN EXCLUSIONS APPLY *If applicable, Guests staying in homes located within Resort Communities, such as Kiawah Island or Wild Dunes, may be charged a higher rate for green fees, court times and other Resort facilities and/or recreational activities. Within resort communities, pool availability is not guaranteed unless Guest rents a home with a private pool. Furthermore, private pools are not heated and arrangements must be made prior to arrival date regarding heating, if available, and an additional fee will apply.
