My sister is a first-time buyer navigating a world of short sales and foreclosures and the disappointment of looking at more than 20 homes that dont match
her dream. Whether theres a for sale sign on your lawn or youre contemplating a refi, I hope youll find some good nuggets of information in this months View. This month we talk to Granite Bay homeowner Dave Hendricks. He and his wife were considering selling rather than doing a costly update of their home. Instead, Dave invested a fraction of the cost (and a lot of elbow grease) into doing the

doesnt have a background in building nor has he ever done this sort of project before. He is a retired math teacher. However, he minored in art in college and is adept with a camera. Several of his photographs hang in the home. He also paid attention to his father, a fulltime carpenter, Christine Hendricks said. We talked about remodeling the kitchen for years, she said. She disliked the kitchen because it was all white white tile counters, white appliances, white walls, white ceiling, white floor. Dave Hendricks redesigned it with color. Taking a cue from the warm wood in their kitchen table and the black chairs, he chose cabinetry in wood tones with dark, decorative trim. The new cabinets dont have straight lines like the old ones. The cabinet tops are at different levels and some upper cabinets have glass door fronts and glass display
shelves. There are open shelves between the lower cabinets near the kitchen table. Hendricks design called for adding a foot to the width of the cabinet next to the refrigerator the former one was too narrow. Cupboard conveniences include wire shelves that pull-out from deep corner cabinets so that the contents are easily viewed and reached. They were surprised when they cleaned out cabinets. We found things in the back corners that we didnt know we had, Hendricks said. Theres plenty of cabinet space to house kitchen items such as wooden knife racks. The cabinets are super big so we could take everything off the counters, he said. The countertops are granite with a complementary backsplash. Theyre accented by tiny halogen lights under the cabinets that work on a dimmer switch. The same wood cabinetry is used
above the fireplace in the living room and for the built-in entertainment unit. A door, similar to those used on a rolltop desk, can be raised or lowered to view or hide the television screen. Hendricks also designed shelving that reaches to the ceiling above the desk in the den. The decorative designs at the top replicate the same pattern above the living room fireplace. Hendricks tore out all the old materials, disposed of them, did all the electrical work in the attic and inside the house, replaced some of the plumbing and did all the wall and floor preparation and painting, except for the faux work and wall mural in the master bath. The cabinetry in that bath has a mix of rounded and flat lines and a pair of narrow cabinets that reach to the top of the cathedral ceiling. Theyre part of the paneling that frames the mirror and hides several small cam lights on dimmer switches. Other special touches include Hendricks design for the marble floor, a glass shower with scalloped top and a

continued from page 4 shower door that opens either in or out. The second bathroom also has new, decorative wooden cabinetry, new flooring and fresh paint. Hendricks meticulously drew designs for each room with pencil and paper, not a computer. He called on Karen Chance and Barbara Faridniya of Design A La Carte in El Dorado Hills for their advice. And he used the services of a cabinet maker, a granite company for the countertops and a retired tile setter to install the flooring. He patiently researched ideas and shopped for products and building materials. I drove thousands of miles and spent hundreds of hours visiting tile shops, the cabinet

Mom and dads golden years are something many adult children lose sleep over. But in living communities that have become popular in recent years, mom and dad are not only living, theyre thriving. Good luck pinning them down for a visit theyre too darn busy having fun. Erica Caldwell, marketing director for Eskaton Lodge at Granite Bay, agrees.
We have a resident who is 100 years old, and shes the first one to participate in the hula lessons, the ballet lessons.
When people come in here and say Im tired, I say, You better get energized because you have a lot of sharing to do, and a lot of friends to meet. Eskatons slogan includes transforming the aging experience and living communities are doing just that.
We have a full social calendar, exercise programs and activities, Caldwell said. We have a resident who is 100 years old, and shes the first one to participate in the hula lessons, the ballet lessons. According to the Senior Citizens Council, while maintain-
ing your physical health is important to healthy aging, taking care of your emotional health is important, as well. Independent and assisted living communities like Eskaton strive to make sure residents social and emotional needs are met. June Stoeven, a resident of Eskaton Lodge at Granite Bay for over five years, enjoys visiting with friends. I enjoy the people. Everybody just seems to fit together, she said recently, while sipping her morning coffee in the restaurant-like dining room.
Mary Mascarino, a resident of seven months, agrees. The food is great, and I enjoy meeting a lot of people. Ive made a lot of friends, but Im the talkative type Im the Bingo Girl, she said. Caldwell credits the social atmosphere with bringing residents together residents who have strong cognitive ability, and residents who arent as strong, cognitively. The higher cognitive residents are really inspirational to the lower cognitive residents. Its wonderful that they can

Every time my boyfriend and I discuss what to eat out for dinner, I state my usual preference: Mexican. I could eat Mexican food seven days a week, and I am not even kidding. This has been my food genre of choice for as long as I remember. Id eat chips and salsa for breakfast, lunch and dinner if society didnt judge me. Needless to say, my infatuation has taken me to my fair share of Mexican joints. Upon my first visit to El Pollo de Oro in Granite Bay, the eatery quickly rose to the top of my list of favorite local restaurants. The Santa Fe-style eatery opened in March 2011 and its name means the golden chicken. When the new owners bought the 25-year-old establishment last year, they opted to keep the old name intact. Although, the golden chicken could also reference the restaurants specialty, a marinated chicken served with rice, beans and tortillas. Its marinated all night, with no oils and with a hint of lime, said manager Gabby Diaz. Its really good. Customer Jennifer Roberson didnt try the marinated chicken during her recent visit to the restaurant, instead opting for one of her two preferred dishes. She works at Essentials Spa Salon next door and buys lunch at El Pollo de Oro twice a week. Its very fresh, Roberson said. I either get the fish tacos or the ceviche. The ceviche is amazing. El Pollo de Oro sits nestled in the corner of a shopping center on Auburn Folsom Road and Douglas Boulevard. The restau-

I may not be a foodie, but I know good Mexican food, and El Pollo de Oro offers highquality, flavorful dishes. The food isnt over-the-top or trying too hard to be unique. Its just right: fresh tasting with an abundance of flavors, perfect portion size, served hot and all for a reasonable price. One of my dining companions ordered the ceviche, a fresh raw fish marinated in citrus juice and spiced with chili peppers, which he described as quite tasty. But this appetizer came out late with the entre. Either that or the food came out early, he said. True, our dinner arrived
quickly and the few minutes we did wait were spent eating the delicious salsa and crispy tortilla chips, which our attentive waitress replenished several times without even asking if we wanted more. She knew: Of course, we wanted more! The atmosphere was lively and family friendly, but not noisy. Beer is available on tap. My friends and I engaged in conversation in the cozy environment offered by El Pollo de Oro and never felt rushed to pay our bill and leave. In fact, we ended up staying there for more than two hours before realizing the restaurant had closed.

DIRECTIONS Marinate chicken in mixture overnight. Best cooked on the barbecue grill 7-8 minutes on each side on medium. Can also be baked in the oven. In India they would make this in a oven called a Tandoor, a clay oven, but barbecuing gives it a similar taste.

Lilli Sutton, a 2009 graduate of Granite Bay High School, recently celebrated her Seijinshiki or Coming of Age in Shinjuku, Japan. This day honors young people who have reached the age of 20, when they can vote, drink alcohol, and assume other responsibilities. On this day, they visit shrines throughout the country to pray for their future, with many women dressed in kimono. This event occurs the second Monday in January and is a national holiday. An International Studies major at Boston College, Lilli is currently halfway through her junior year abroad at Waseda University in Tokyo where she is enrolled in the School of International Liberal Studies. Her kimono was lent to her by one of her Waseda classmates.

Rich, full piano notes flow off the fingertips of Sherman Clay manager Thomas Masi as he plays one of the stores Steinways. In the 110-seat recital hall at the back of the Roseville stores large, airy piano showroom, young piano students, piano teachers, professional musicians and music-lovers alike can enjoy the sound of Steinway pianos handcrafted in New York and Hamburg, Germany. The store located in the Nugget shopping center at the intersection of Pleasant Grove Boulevard and Fairway Drive opened in 2008. Masi took over as manager in November. Recent events such as An Afternoon of Jazz, piano recitals and competitions, and meetings of piano clubs are establishing Sherman Clay as a key local venue for music appreciation. Teachers know were here because Thomas Masi now they have a beautiful facility to manager of do their recitals, Masi said. You Sherman Clay, dont have to be a concert pianist to Roseville be in here. Sherman Clay began as a San Francisco-based concert music hall in 1870 and became an authorized Steinway dealer in 1892. While the chains retail piano sales once stretched nationwide, Sherman Clay now operates six stores on the West Coast, including in Seattle, Portland, and the Bay Area, and two stores in Texas. Bonni Nutter, a Granite Bay piano teacher and president of the Placer branch of the Music Teachers Association of California, said Sherman Clay has built a relationship with the local piano community. The Roseville store provides its recital hall to piano students for performances, competitions, and certificate of merit exams. The store also hosted a recent fundraiser for the music teachers associations scholarship program. Up until the time that Sherman Clay got here we had no place to do these kinds of things, Nutter said. Now with Sherman Clay here were able to offer so much more for our students. Apart from Steinways, Sherman Clay offers of range of pianos, including the Boston and Essex lines by Steinway & Sons, and decorator pianos available in different finishes. Sound improves as a piano gets longer or taller, Masi said. The 9-foot long Steinway Model D Concert Grand in the Sherman Clay recital hall retails for more than $100,000. But families can find used pianos at the store starting at $800, he said. Sherman Clay also sells digital pianos, a cheaper alternative to acoustic pianos. Another Granite Bay piano teacher, Barbara Adam, highlighted the importance of the quality of a stu-

There are families who, like my family, made sure that all their children had the chance to play, Masi said. You grew up with a piano in your household. Now its big screen TVs. Its computers. Its Xboxes. Those have taken the place of the arts. Thats why we try to do a lot of different events here to get people interested in the piano industry. Nutter said piano playing engages all the senses. You have to give something of yourself to the music, she said. I think that that engages so much of your brain and your emotions to do it.

ith interest rates at historic lows, real estate experts are saying now is a great time to take advantage, either by purchasing or refinancing your home. Granite Bay Realtor Valisa Schmidley says that for home buyers and sellers, finding a Realtor who understands the
local market is essential. Schmidley said that market knowledge includes much more than information about the home she is selling. It includes knowledge of the local school systems, crime rates, traffic flow, location of local churches, school boundaries and more, she said. Theres just not a substitute for an effective Realtors market
knowledge, said Schmidley, who works out of the Keller Williams Roseville office. It
makes the difference as to whether your home sells or not. Schmidley said she typically will put up to $2,000 into a home before she shows it to a potential buyer, and that if it is not something that she would put her own family in or recommend for someone who shes knows or cares about, she wont recommend it for a buy-

We lived in the area for about 15 years, Kelly said. To come back and have the prices be deflated here, to us it looked like a good deal. Schmidley said that to take advantage of recent low interest rates, it is important to work with a Realtor who is well connected with a trustworthy financial adviser. She said a Realtor who claims to know all about financing options is probably not telling the truth. Its really hard to do what we do and keep up with whats going on in the lending industry, Schmidley said. Things have been changing hourly these days, lending requirements have grown more and more stringent. Schmidley said that trusting a Realtor is like trusting your family physician. She said hopefully your family physician wont have so much ego that he or she wont refer you to a specialist when you really need one. In times like this when budgets are a little tight for households, creating savings of $200 a month is significant.

Sacramento and says for clients who are in high cost-of-living areas like Granite Bay there are several options for taking advantage of low interest rates. Mata said that particularly in Granite Bay, where homes typically have higher loan amounts, many homeowners think that refinancing is simply not an option. I think it is important to share with Granite Bay residents that there is jumbo financing available, Mata said. Jumbo financing means that anyone who
owes more than $474,950 on their existing loan can still get refinanced, but likely at a higher interest rate. According to Freddie Mac, a government entity that manages the national mortgage market, interest rates on a 30-year fixed mortgage reached 3.92 percent in January, the lowest point since that organization began tracking rates in 1971. Mata said that in February, rates are averaging even lower, at 3.875 percent. To get the lowest interest rate, what is called a conforming loan, qualifying homeowners must owe less than $417,000 on their home, Mata said. High-balance loans are available for those who owe between $417,000 and $474,950, and those who owe more than $474,950 fall into the jumbo category, Mata said. Interest rates typically rise between .125 to .25
percent higher at each level, based on the amount still owed on the home, Mata said. So if Im quoting somebody today at 3.875 percent on a conforming loan, it might be 4 percent to 4.125 on a highbalance, he said. And on a jumbo loan, it might be anywhere from 4.25 to 4.5 percent. These are all 30-year fixed finance options. Mata said that on average his clients, many of whom are Granite Bay residents, are saving between $150 and $200 each month on their mortgages after refinancing. In times like this when budgets are a little tight for households, creating savings of $200 a month is significant, Mata said. One problem homeowners have faced in recent years is being upside down on their mortgage, meaning they might not qualify for refinancing.
To address this issue, the Home Affordable Refinance Program (HARP) was put in place about two years ago as part of President Barack Obamas stimulus plan and has been recently revised to a new 2.0 version. Previous loan-to-value limits with HARP were set at 125 percent, Mata said. The revised HARP 2.0 program allows home-
owners with loans that are owned by Fannie Mae, another government entity, or Freddie Mac to be able to refinance with no equity requirements, Mata said. This means that borrowers will now be able to refinance regardless of how far their homes have fallen in value, he said. Another option for homeowners is Federal Housing Administration (FHA) financing, Mata said. Clients in Granite Bay can refinance an FHA loan up to a balance of $580,000, he said. An FHA loan is more expensive than a conforming or high-balance loan in terms of the mortgage insurance cost, Mata said. There is upfront mortgage insurance required as well as monthly mortgage insurance.

n expanded federal program will soon allow some severely underwater homeowners to refinance at todays historically low interest rates. President Obamas 2009 Home Affordable Refinance Program, or HARP originally permit, ted homeowners who were less than 125 percent upside down to refinance. But in October that upper limit was lifted. Banks are now figuring out how to implement the revamped program, and are aiming to make it available to consumers on March 17. HARP is a great boost because it should lower mortgage payments for
those who have been stuck with higher interest rates. Everyone could use a few hundred dollars a month raise, said Jeff Eberhart, a Loomisbased mortgage consultant who has done dozens of HARP loans for Northern California clients. Homeowners who are less than 125 percent upside down can take advantage of the program right now, and those over 125 percent should wait until March 17. To qualify, an owners first mortgage must be owned or insured by Fannie Mae or Freddie Mac, and obtained by them before May 2009. Borrowers cannot have missed any mortgage payments in the past six

months, and not more than one payment in the past year. Homeowners with a second mortgage can take advantage of HARP as long as the second lien holder approves the refinance. Matt Sundermier, a consultant at Bentley Mortgage in Folsom, touted HARP as a timely
relief for responsible homeowners who have toughed it out and continued to make payments despite a sour economy. The only downside I see to HARP is that it doesnt include everyone, Sundermier said. Roseville homeowner Vince Santucci, one of Eberharts clients, was
155 percent upside down on his first and second mortgage combined, admitting he didnt think it would be possible to refinance. But last February he applied, and in less than 30 days saw his interest rate drop. It went pretty seamlessly, and I cant complain about saving money, said Santucci, 43, a state employee. Of course, HARP isnt a silver bullet, and doesnt help homeowners get above water on their loans. A loan modification including a principal balance reduction is still the only way to get out from being underwater, and todays lenders arent volunteering to do that. The reality of todays
mortgage crisis is that the only people who will get relief are those who are willing to walk away from their loans and stop making mortgage payments, said Eberhart. So while HARP may not be the end-all, be-all solution, it most certainly offers a bit of a lifeline. It allows people who have been making their mortgage payments on their home that is worth less than what they owe to finally take advantage of the ridiculously low interest rates, and will hopefully keep one more homeowner from going into default and adding to the foreclosure crisis, said Eberhart. A Granite Bay High School graduate has made it big time, dancing at Juilliard in New York City with her future sights set on Broadway. But thats not all, folks. Molly Griffin, 20, is raising funds for a program called the Arusha Arts Initiative, which uses dance, drama and music to empower young people in Tanzania. Griffin is going to the east African country with nine other Juilliard students for one month this summer. This will be the groups fourth time teaching performing arts in Tanzania, and Griffins first time participating. Im really excited, but also nervous, Griffin said. Im shocked Im able to do this. Shes never traveled such a long distance before, let alone for an extended stay. Her group will run a workshop at the Umoja Youth Empowerment Center, a school that provides free

Not the technical stuff we learn about at Juilliard, but the basics of moving your body and different ways of expressing yourself. In fact, once you start working out, youll probably become thinner, even if you maintain your previous weight. Instead of using a scale to determine if you are slimming down, have your body fat tested regularly or measure your body at certain areas. If you see that youre losing inches, then you know youre on the right track. Cardiovascular activities like walking, running, or swimming will encourage the growth of lean, toned muscles. Other activities such as weight lifting promote the growth of larger, stronger
muscles that contribute to weight gain. But there is good news in this. If you stick with the exercise program, your muscles will soon stabilize in size and after a time, become toned. After your muscles are strong and able to handle more strenuous workouts, you will be able to burn calories faster. Eating Habits: When you work out and burn calories, your body will feel the need to replace those burned calories. This may make you feel hungrier than usual, which can cause you to eat more than normal sometimes without knowing it. A good idea is to keep a food journal to track the actual number
of calories you are consuming. You may also end up eating more calories and justifying their consumption since youre exercising. After a good workout, you may see an ice cream sundae as a reward for the calories you burned. Just be careful. At the same time, eating too few calories can be counterproductive and slow your weight loss. Without enough calories, your body may slow its metabolism. So eat plenty to keep your body well fueled, but choose healthy calories that will help your body recover after a workout and grow stronger. Hydration: Depending on the time of day you
weigh yourself, the scale may read differently. Your weight can fluctuate as much as five pounds depending on the amount of water or food you have recently consumed or the amount of water you have shed in sweat. It is therefore important to weigh yourself at the same time each day. Whatever the cause of your weight gain after exercising, dont give up! Not only is exercise the key to shedding pounds, but it is also vital for overall health and well-being.

he Eureka Schools Foundation held its third annual Art and Music Auction at Bayside Church in Granite Bay Feb. 3. The event raised roughly $35,000 to help fund enrichment activities such as music, foreign language, computer technology, and athletic programs throughout the Eureka Unified School District. With state budget constraints routinely cutting such extracurricular activities, many of these programs would not be able to continue without extra financial support from the community. Bidders had their choice of a variety of items from which to choose. From ceramics, paintings, photography, and garden benches, each item was hand-crafted by schoolchildren throughout the district. All seven schools participated, with each class from kindergarten through sixth grade and the junior high art clubs contributing artwork to put up for auction. In addition, many local businesses sponsored the event, most notably the United Auburn Indian Community, which matched all of the events bids. Its a family-friendly event. We want to celebrate all the enrichment programs. Its very important that our parents step up and (lend) support, said event chairwoman Connie Whalen.

he core of sibling rivalry is fighting, competition and jealousy between siblings. It is a source of frustration and stress for parents. Thankfully, it usually is a childhood problem. There are tips for parents to think about and work on with the siblings to alleviate the conflicts in positive ways, like learning skills of cooperating and understanding and discovering that there are other points of view.
Parents role
Fighting between siblings is common, so what can a parent do? First of all, try not to get involved unless the situation causes physical harm. You may create additional problems if you intervene. If you protect one child all the time, it will cause resentment, and the protected child may believe he will always be saved by the parent. Help the siblings learn how to deal with the situation. But do not allow name calling in your household. Your goal is to have the teenagers
It is common that teenage siblings vacillate between adoration and disinterest of one another. So, how does the parent help smooth out the road to peace and harmony? First, realize teenagers have changing needs they are anxious about things while trying to assert themselves. Because of different temperaments, which include adaptability, mood and disposition and the need
