CONTRACT OF LEASE

This Contract of Lease, made and entered this of at 11 M.H. DEL PILAR STREET PINAGBUHATAN PASIG CITY by and between : , of legal age and a resident , City herein referred to as the Lessor And , of legal age and a resident of City hereto after referred to as the Lessee. ,

WITNESSETH
That for and consideration of the payment of the rent and compliance of all the conditions and covenants hereinafter contained, the Lessor has agreed to lease, let and demise unto the Lessee and that the latter has agreed to accept as he/she does hereby accept under lease: A four (4) bedroom with Atic RESIDENCIAL HOUSE located at 11 M.H.De l Pilar Street Brgy Pinagbuhatan Pasig City. The term of this lease shall be . The Lessee shall pay an amount of Pesos . The Lessee shall pay deposit and advance. It is refundable at the end of the contract after the billing of electricity, water and association dues are settled. All payments shall be in equivalent to the entire duration of contract. In the event that the above mentioned checks are dishonoured for any reason whatsoever, a daily penalty of P100.00 shall be added to the outstanding account until final settlement prejudice to the eviction clause of the contract. In case the Lessee fails to complete , the Lessor has the right to compel the Lessee to pay the remaining rental for the . Water, Meralco bills and Association Dues will be paid by the Lessee during the entire period of contract. Unpaid bills of the contract will be deducted from the deposit. The Lessee shall strictly and exclusively use the leased premises for Residential Purposes Only The Lessee shall maintained the leased premises in a clean and sanitary condition. The Lessee shall not assign or transfer its right in this contract nor sublease or sublet all or any part of the leased premises. The Lessee shall at all times allow or give access to the Lessor for the purpose of inspection for any violation of the contract. The Lessee shall take all the responsibilities to take care of the Appliances and other Properties of the Lessor inside the unit and if in case it will be damaged/lost the Lessor has the right to compel the Lessee to replace it or charged it thru the Deposit.

The Lessee agrees to return and surrender the leased premises at the expiration of the term of this lease without any delay whatsoever. If said premises be not surrendered at the expiration of the term or upon termination for violation of the contract, the Lessee shall pay by way of penalty a sum of P 250.00/day of delay. The Lessee agrees that all covenants and agreements herein contained and that if default of breach be made of any such conditions then the Lessor shall have the right to terminate and cancel this contract, whether judicially or extrajudicially, upon (5) days notice delivered at the leased premises or posted on the main door thereof. Upon such termination or cancellation, the Lessee, there from, whether forcefully otherwise without incurring any cruel or criminal liability. Such the Lessor be compelled to seek judicial relief against the Lessee, the latter shall in addition to any other damages that may be awarded to the Lessor, pay an amount equivalent to 30% of amount claimed in the complaint as and by way of Attorneys fees aside from the cost of litigation and other expenses which the law may entitle the Lessor to renew from the Lessee.

The Lessee shall notify the Lessor before intending to vacate the leased premises. Furthermore one (1) day before intending to vacate the said unit the Lessee shall notify the Lessor to check all the things inside the unit for proper turnover . Failure to do so, the DEPOSIT will be forfeited in favor of the Lessor.
