1) The Second Party has agreed to facilitate acquiring and purchasing the residential flats for its members

from the First Party who, hereby, the total 500 +/- 10% Residential Flats of different sizes to be constructed in the multistoried building on the land of the said project as per rates, conditions and specification indicated below, if Numbers does not match then the terms and conditions will be discussed separately. 2) No escalation whatsoever in the rates as mentioned in para 8 shall be entertained till the possession of the flats are handed-over to the members except and charges/taxes levied by any government agency. 3) The First Party shall make available to Individual members all requisite valid, legal documents immediately to enable them to take loans from the bank/their respective offices to enable them to make payment to the First Party, and the First Party shall assist the second party and its members in availing the loan facility from banks & financial institutions after payment minimum of 20% amount (list of documents enclosed). 4) The First Party agrees that the second party may exercise its right to inspect or get inspected the quality of the material being used for construction and with reference to the agreed specifications. A committe of four members recommended by OIEG can inspect. 5) Floor area ratio as per the layout plan attached. 6) And whereas in case the member of the group are desirous of withdrawing their consent to acquire the flats they can do so, such member would be refunded the entire amount of deposit within 30 days without interest on demand by the First Party but the maximum number of such withdraw may not be more then 10 otherwise company terms and condition of cancellation will apply. RATES/PAYMENT PLANS 7) The Second Party has agreed to take on sub-leased/registration, as per GDA authority rules and regulation, the residential flats for its members and the first party hereby agree to execute 500 (+- 10%) flats consisting of different sizes flat in the said group housing project. For type of unit/size of the flat layout is attached. However, the specification as set-out in the enclosed Annexure-I, with regard to the Flat/Structure shall have to be strictly to by the first party,. The tentative Floor plan for all sizes of the flat is also enclosed herewith as Annexure-II-V. The rate under payment plan is as follows: Sl.No. 1 Payment Plan Payment Plan Total Sales Price Rs. 2000 sq.ft.

The rates are valid up to 30-05-2012
