CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of lease, executed and entered into at _________________________ by and between:

__________________________________________of legal age,married,Filipino and a resident of ____________________________________________,called the LESSOR -and________________________________________________, of legal age,married, Filipinos and residents of _________________________________________, herein after called the LESSEE; WITNESSETH That the LESSOR hereby lets and leases unto the lessee and the latter hereby accept in lease from the former, the commercial building located at ______________________________ That the terms and conditions of this lease are the following: 1.The lease rental shall be___________________________________________________a month for the period of one year beginning on May 20 ,2012 to May 20 ,2013 with one month Deposit and one month advance. The rental shall be paid every 10th of the every month;Provided however,failure on the part of the LESSEE to pay monthly rental will cause 5% interest of the unpaid monthly rental; 2. That the deposit could no longer be withdrawn or taken back the maybe utilized as lease rental for the month should the lessee want to vacate the premises; 3. Permanent improvement shall not be introduced without the consent of the Lessor and the same could no longer be removed from the premises if it damage the building. Movables found in the premises can be removed and taken by the LESSEE upon the expiration of the contract; 4. Damage of unit, water and electric meters/bills used in the premises shall be for the sole account of the LESSEE; But the LESSOR shall have the right to inspection the monthly electric and water bills; 5. The LESSOR shall have a right of inspection in the premises at a reasonable time and hour if necessary; 6. Changing in existing installation: The LESSES shall not make alterations or changes in the electric or plumbing installation or any other improvements installed within the leased premises without the written consent of the LESSOR; 7. Fire Hazards: The LESSEE shall not bring or store in the lease premises any inflammable or explosive goods ora articles, merchandise or whatsoever which may expose the leased premises to fire hazards; 8. The use of the lease premises shall in no way sublease the same without the consent of the LESSOR. 9. Finally, this contract shall be for a period of one (1) year from date hereof,renewable at the option of the LESSOR;
