Co-operative Housing Societies Its originated was established as aseparate wing in Housing Board under the control of Joint Registrar of Cooperative Societies the Department was separated and converted as Cooperative Housing Department and headed by Registrar of Cooperative Societies (Housing) .
It emerged as a strong ,well-organized &significant movement. It solves the problem of housing & fullfills the basic neccesities of a comman man specifically problems faced by lower groups of Indians due to Housing Societies function as small communities , organising social and economic various reasons eg. Divison of joint family system, population growth etc. activities for
members and affording them opportunities including higher social values.
Definition
According to maharashtra cooperative societies Act - "Housing Societies" means a Society , the object of which is to provide its members with open plots for housing , dwelling houses or flats; or if open plots , the dwelling houses or flats are already acquired , to provide its members common amenities and services."
Constitution
There are separate sets of model bylaws for each type of socities .
Provisions in respect of the following topics are common in all bylaws :1.Name & registered address of the society . 2.Raising of funds and contribution by the members for construction cost. 3.Membership :- Maximum & Minimum number of shares to be purchased &cessation
HOUSING FINANCE
(1) HOUSING DEVELOPMENT FINANCE CORPORATION (HDFC) : Incorporated in August 1994 in the name of " HDFC BANK LIMITED ". Market leader in mortgages. Large corporate client base.
(2) MAHARASHTRA HOUSING AREA DEVELOPMENT AUTHORITY (MHADA) : Formed in 1977. Amalgamation of Maharashtra Housing Board,the Bombay Buildings Repairs and Reconstruction Board, the Maharashtra Slum Improvement Board. Undertakes developmental and welfare activities.
(3) HOUSING AND URBAN DEVELOPMENT CORPORATION (HUDCO) : Incorporated on 25th April 1970. Primary aim is to provide finance for housing developments. Also provides assistance for infrastructure development,financial services,building technology.
