materials (manufactured in factory)
Safer and more organised construction
Construction schedule management
more effective
reduces the completion time of
construction
increased environmental and
construction site cleanliness
Reduction of construction timber
formwork, replace by pre-fabricated
component & alternative moulds with
multiple use

DISADVANTAGES
Joints are not standardised - making it hard
to design as the design will have to be fixed
to particular manufacturer.
Poor installation (lack of expertise)
QS lack of experience pricing the IBS projects
(most of them not pricing the total cost of
project)
Require onsite specialised skills for assembly
and erection of components.
Lack of special equipments and machinery
which slow down the work.
Earthquake resistant design pertaining to IBS
components (e.g. jointing system, seismic
performance and design guidelines).
The needs of mindset change and providing
proper education.
Insufficient IBS component supplier
Volume and economy of scale.

EXTERNAL WALL.
Lightweight & interlocking blocks are used for
the external wall.
The load-bearing capability of these IBS blocks
permits its usage as load-bearing walls, beams
and columns.
Factors of consideration: Lightweight,
non- cementitious, which simplify the interlocking of the
blocks when the blocks are being stacked.
INTERNAL WALL.
Gypsum Wallboard.
Installation:
Start with proper framing. Be sure that studs are straight to
provide adequate nailing surface at adjoining walls.
Align all electrical outlet, heating ducts so they will be flush
with the wallboard surface.

Factors of consideration:
Gypsum wallboard is easily cut for quick installation.
Lightweight.
Cost efficient material.

SLAB.
Precast Concrete Slab (composite floors).
Installation:
The slabs were constructed using precast concrete panels.
In-situ concrete was poured on top of the Half Slab panel to
achieve the required thickness.

Factors of consideration:
Do not require formwork.
Concrete panels are precast and cured in a controlled factory
environment so weather delays can be avoided.
COLUMN AND BEAM.
PRECAST COLUMN AND BEAM.
Factors of consideration:
To save on cost of formwork.
Standardization of bar length to simplify scheduling and
installation.
Speedier construction
PRECAST CONCRETE STAIRCASES.

Flights - standard
moulds with a
combination of tread
and riser
Installation of Staircase.
Openings must be left in
the intermediate floor
construction process so
that staircases can be
fitted.
Installation by hands
Stringers are placed side by side
and supported by landing
beams.
Reinforcing bar is grouted
through the width of the stair to
provide a monolithic structure
that resists any movement.
The stairs are brush grouted to
provide a smooth finish.
A levelling screed is applied to
landing slabs as required.
FACTORS OF CONSIDERATION:
Expert advice, professional service and prompt delivery .
Quality, uniform product - all dimensions are constant
throughout the stair making tiling / finishing simple
Flexibility - fully adjustable to suit any floor to floor
height
The advantages of a dry trade
The elimination of form work enables instant access and
use of stairs
Tiles laid directly onto stairs - no screed required
Balustrades can be fixed to either the top or side of the
stairs
Rapid installation
Cost savings on material, time and labour .
Plant.
crane
forklift
PRECAST STEEL ROOF TRUSSES.
Roof Trusses.
An overall triangular shape.
Made with maximum strength.
Designed to use the rigidity of a triangular structure between
the top sloping members and the bottom horizontal member

Steel Trusses.
Splices In the Chord Members.
Installation of Trusses.
Intersecting angles should
not be too small.
Connections in open section
trusses are lapped and
welded.
Connections in trusses using
heavier sections are welded
but may require more careful
preparation.
Connections in tubular trusses
are usually welded.
Factors of Consideration:
Low site workers requirement due to the simplified
approach to construction
Reduction of building materials on your site
Fast and clean
Cost reduction due to an overall reduction in
construction period .
100% Termite Proof:
Total structural protection from termites and eliminate
the risk.

APARTMENT USING IBS
COMPONENT
Precast Column and Beam
time saving of up to 30 percent
savings of labour, material and overall costs.
cast in situ method needs more time when it
comes to constructing and preparing for the
usual repetitive construction cycles which
includes formwork fabrication, reinforcement bar
or steel, concrete placement.

The installation time begins with the
crane ready to lift the components from
the delivery truck

Precast components are lifted straight
off of truck beds into their final location
The installations of precast components are
almost done once the components are
readily placed in position
Finally, grouting process is done to fixed the
precast components at its location
Precast Concrete Wall
Vertical joints connect the vertical faces of
adjoining wall panels.
Horizontal joints connect the horizontal faces of
the adjoining wall and floor panels and.
Dry joints are constructed by bolting or welding
together steel plates or other steel inserts cast
into the ends of the precast panels for this
purpose
Factors of Consideration:
can be quickly and easily erected
eliminates wet construction
not influenced by the weather
faster construction
Precast Concrete Reinforced Staircase
Factors of Consideration:
significant cost savings
reduction in on-site labour,
speed of erection,
immediate access to floor levels.

Hollow Core Slab

Hollow core panels were used for the structural slab.

Slabs are supported along edges on bearing walls and beams
in the application of panel system in this apartment.

This hollow core slab has tubular voids extending the full
length of the slab, typically with diameter nearly equal to the
thickness of the slab. These make the slab much lighter than a
massive floor of equal thickness and strength
Installation of Hollow Core Slab

Transported to the site on flat-bed-trailer and lifted directly
from trailer to site.
To carry the hollow core slab into position, the lifting
clamps with safety chains underneath and crane were
used.

On this precast structure, the hollow core slabs are placed
directly on top of the support.
The process involves extruding wet concrete along with the
steel rods from a moving mold.
Continuous slab cut according to the lengths required on the
construction site.

Factors consideration:
more economic compared to in-situ floor due to reduction in
volume of concrete used, weight of reinforcement and size of
foundation.
cheaper than composite
in-situ concrete is not required

Units are self centering so, no need temporary support
Construction period is shorter reduced time, labour and
training.
Excellent thermal insulators and require little building
installation

Steel-based bathroom
Steel-based bathroom component was brought to the site
ready with interior fittings.
The bathroom placed inside the house using crane.
Pipe work done after the installing the steel-based bathroom
component to the house.

Factor consideration:
Easy installation
Less workmenship
Easy to estimate cost

Timber-based trusses

Roof erected using prefabricated timber roof trusses.
Built off site and delivered ready to be positioned on roof.
Small sections of timber are employed and held together by
proprietary punched metal plate fasteners to form lightweight
frameworks

Factors consideration:
Fast erection of roof structure
Less weight of timber required
Uniform and accurate sizing of all components
Very wide unsupported roof spans can be covered
