ABOUT LAVASA:

Indias first planned hill city.

Being developed by Lavasa Corporation Limited
Located in the western region of India in the picturesque landscape of the shayadri
mountains, it is set amidst 7 hills & 60 m of lakefront.
Spread across 25,000 or 100 sq km about 1/4th size of Mumbai.
Altitude 2100 ft. to 3000 ft. above sea level
A year around cool breeze with temp ranging from 6degree celsius to 35 deg
celsius
The region is subjected to seasonal flooding from monsoons.
Valleys fill up with as much as nine meters of water for three months, but the site
remains arid the rest of the year.
It is broadly based on a town planning principle known as the transect model,
where the development follows a natural pattern of high density core surrounded by
successive layers of descending densities and transcending character from urban to
rural.
4 global awards for best master plan & landscaping planning.
6 towns together will comprise lavasa which will evolve over 12 years to get
completed till 2020.
Planned for a permanent population of around 3 Lakh (0.3 million) with tourists
estimated at over 20 Lakh (2 million) per annum

LOCATION OF LAVASA:
Four access points for Lavasa on Mumbai-Pune Expressway and one on
Mumbai-Goa highway
An hours drive from Pune and around three hours from Central Mumbai

CONCEPT:
BIOMIMICRY:

A building foundation system to store water was

designed as the native trees of the area once did.
And for the future citys rooftops, the team borrowed
from the unusual morphology of the native banyan fig
leaf: its so-called drip-tip, a pointed spear at the leafs
end that doubles water run-off and cleans its own surface
in the process.
Using the leaf as a model a tiled shingle system was
developed that will shed water in the same way.
During the rainy season, however, there is the problem of
where to send overflows; for this, local harvester ants
were looked upon as inspiration, the ants divert water
away from their nests with multipath, low-grade
channels.
The sites master plan will adopted this insect strategy to
channel water through the city.

CONCEPT:
NEW URBANISM:
The master plan incorporates the principles of New Urbanism
that brings together all the components essential to daily life in a more organized
manner.
It is broadly based on a town planning principle known as the transect model,
where the development follows a natural pattern of high density core surrounded by
successive layers of descending densities and transcending character from urban to
rural.

SUSTAINABILITY:
The principle for sustainable growth at Lavasa adopts a twopronged strategy; protecting the existing natural habitat as it is and
further enhancing the habitat through hydro-seeding, geomatting,
mass plantations and beautification of ravines.
A landscape master plan has been developed to rejuvenate
deforested areas and drive future landscape performance.
Reforestation, bioswales, rainwater harvesting and environmentally
sensitive construction practices are all part of the plan.

70% - Amount of
previously deforested land
that will be restored through
detailed landscaping,
reforestation and slope
greening

30% - Reduction in
carbon emissions

65% - Reduction in
potable water consumption

95% Reduction of
waste sent
to landfill

Dead end streets
