ABOUT THE UP-AYALA LAND TECHNOHUB


MIXED USE DEVELOPMENT
LOCATION: Quezon City, Philippines
UP-Ayala Land Technohub capitalizes on the
campus
feel
of
the
area.
Located
in
Commonwealth Avenue, Quezon City, it is home to
a number of multinational companies that
outsource their business like IBM, HSBC, ReedElsevier, and Pointwest.
Technohub was developed in collaboration with the
University of the Philippines, one of the most
prestigious universities in the country. It is
envisaged as a low-density complex and each
building is PEZA-registered, making it the perfect
location
of
Business
Process
Outsourcing
companies.

SUSTAINABILITY
UP-Ayala Land TechnoHubs first phase has 20 hectares and 10 buildings.
70 percent of the total land in this development is dedicated to open spaces, parks and greenery for
people to relax and socialize.
Even the parking spaces use permeable materials to allow rain water to permeate into the ground, for
replenishing underground water supply and prevent flooding. Retention ponds that look like scenic
lakes were created to collect rain for irrigation use in the greeneries.

wall actually provides more protection against the sun. Known as cladding, this
extra layer on top of the wall traps the hot air created by the sun between it and
the actual wall, preventing most of it from entering the building.
Situated along the north-south axis, roughly, TechnoHub faces the east.
Given that it, like other shopping centers, opens at 10 in the morning
and closes well past sunset, its primary problem is the afternoon sun. It
covers that problem very well indeedquite literallywith a low, wide
roof that extends over three meters past the veranda on the second
floor, providing ample protection for the shops on ground level.

PUBLIC SPACE
The commercial center, when taken as a whole, is an
exemplary piece of modern tropical architecture.
Fountains and the plazas they create remind one of
public spacesthe old town center, where the tall
chapel sat next to the town hall, and the plaza
connecting them wastheplace to be. A hundred years
later, and the new public space is the shopping center.
A walking/jogging path is popular among the
fitness enthusiasts while the centrally located retail
plaza provides gastronomical treats for visitors and
employees alike.

In fact, almost the entire building is filled
with places to eat, ranging from KFC to
Mr. Kebab to Le Ching to The Old
Spaghetti House. There are about 15
restaurants here. As for non-food
options, theres the ubiquitous National
Bookstore (it is, after all, a state
institution) and a Swatch outlet.
Presumably to do their part in
showcasing the very latest in cuttingedge technology, a CDR-King and a
TimeZone arcade are nicely nestled on
the second floor.

pedestrian connectivity are carefully considered in the
planning of our office developments. As a result, all of our
existing office buildings are located near or connected to a
transport terminal.
