BAB I
PENDAHULUAN
A. Latar Belakang
￮ PT. Kereta Api Indonesia (PERSERO) sebagai
perusahaan penyedia jasa transportasi masal
yang telah memiliki pencapaian kinerja yang
cukup memuaskan dalam angkutan penumpang
berusaha menyediakan pula angkutan barang.
Selain dari angkutan penumpang dan angkutan
barang PT. Kereta Api Indonesia (PERSERO)
juga mempunyai pendapatan dari sewa tanah
dan bangunan.

Assets yang dimiliki perusahaan ini tidak sedikit, jika dilihat dari peta jaman dahulu, setengahnya
hampir tanah milik PJKA, nama sebelum PT. Kereta Api Indonesia (PERSERO). Sejak tahun 2014
bagian unit assets berupaya menelusuri aset milik PT. Kereta Api Indonesia (PERSERO) yang sudah
diakui masyarakat atau perusahaan lain yang menempati dan merasa memiliki lahan tersebut. Ada
yang sudah jadi perumahan, terminal, pabrik dan lain sebagainya. Pihak PT. Kereta Api Indonesia
(PERSERO) berusaha mengambil alih kembali aset-aset tersebut dengan cara penggusuran, dan
penertiban-penertiban untuk daerah yang sudah menjadi fasilitas umum.
Atas dasar uraian di atas, maka penulis merasa tertarik untuk mengetahui pendapatan angkutan
barang serta pendapatan sewa tanah dan bangunan di PT. Kereta Api Indonesia (PERSERO) sejak 5
tahun terakhir sehingga dapat diramalkan pertumbuhan pendapatan PT. Kereta Api Indonesia
(PERSERO) 5 tahun ke depan. Analisis yang digunakan adalah analisis profitabilitas. Selain itu
penulis juga memiliki keingintahuan terhadap posisi PT. Kereta Api Indonesia (PERSERO) di masa
yang akan datang dapatkah menjadi di posisi teratas sebagai penyedia jasa transportasi angkutan
barang bagi para pebisnis di Indonesia. Maka peneliti mengambil judul penelitian ”Peranan
Pendapatan Angkutan Barang dan Sewa Tanah/Bangunan terhadap Profitabilitas Perusahaan (studi
kasus : PT. Kereta Api Indonesia (PERSERO) (tahun 2008-2015)”

B. Identifikasi Masalah
Berdasarkan latar belakang masalah di atas, dapat diidentifikasikan masalah-masalah sebagai
berikut :
￮ Angkutan barang bagi pemerataan hasil produksi yang merata keseluruh wilayah di Indonesia.
￮ Indikator pendapatan angkutan barang diantaranya batu bara, BBM, peti kemas, semen, parcel
& ONS.
￮ Sewa tanah/bangunan disekitar stasiun saat ini sangat diminati masyarakat maupun pengusaha
untuk tempat tinggal dan bisnis.
