Module Requirement Description

This module requirement will provide a holistic housing design; physical planning; and marketing
strategies approach in the development of subdivision projects in the Philippines based on the
existing laws and legal parameters. In this exercise, the students will prepare a feasibility studies;
develop conceptual development plan, and marketing plans and strategies.

Project Case Study

The housing site is located in Manila Gravel Pit Road, Bagong Silangan Capitol, Quezon City with
a total lot area of 3.4225 hectares owned by the Quezon City Government and has a zoning
classification of Residential. It is earmarked for the socialized housing program of the local
government.

It is an irregularly shaped corner-through lot with various existing vegetation on the whole site.
The lot can be accessed through Payatas Road. It is bounded by Payatas Road on the north and
residential lots on the east, south and west.
Within one (1) and three (3) kilometers radius are nearby medical institutions, schools, government
buildings, churches and commercial development that may affect the condition of the project site.
The site is located in Manila Gravel Pit Road Bagong Silangan Capitol, Quezon City. It is
located in a high low residential zone (R-2) which comprises of four adjacent lots that forms one
inside lot directly accessible to a major road. The site has available utilities and is relatively flat.

Site Technical Description

Project Requirements

 Detailed Site Analysis and Inventory. Output shall be package in A3 size paper, digitally
printed showing essential site description, analysis and inventory. A power point
presentation of this requirement will be presented by respective groups on an agreed
schedule. An e-copy shall be provided after presentation.

 Feasibility Studies. The feasibility study shall contain design concepts and approach;
physical planning model and ideas, conceptual development plan, and outline financial
plan, digitally printed in letter size properly package. A power point presentation of this
requirement will be presented by respective groups on an agreed schedule. An e-copy shall
be provided after presentation.

 Subdivision Master Plan. The master plan shall contain a detailed subdivision lot plan
showing all saleable and non-saleable areas, housing plans (design development phase)
with outline specification, and budgetary estimates to include but not limited to land
development costs, land acquisition costs, and building development cost using standard
construction indexes. All technical drawings shall be in CADD file with corresponding
artist rendition to be printed in A3 paper while all textual report shall be in a letter size
paper. A power point presentation of this requirement will be presented by respective
groups on an agreed schedule. An e-copy shall be provided after presentation.

 Financial Analysis and Marketing Plan. Output shall be package in letter size paper,
digitally printed showing financial analysis, amortization models and proto-type marketing
tools of the project development. An e-copy shall be provided after submittals.

 Grading. The grading for Detailed Site Analysis and Inventory and Feasibility Studies
will be equivalent to the 20 percent of the course’s term assessment. The Subdivision
Master Plan will comprise the Final Term Examination while the Financial Analysis and
Marketing Plan will be the ELGA.
