The Project for Construction of Simple Flats for Penjaringan Sari
Surabaya is built on a land area of 713.78 m2 with a 5-story building,
consisting of 64 rooms measuring 5.4 mx 4.5 m requiring a feasibility analysis.
The purpose of this thesis is to analyze parking feasibility from a technical point
of view, analyze the financial feasibility of Flat Penjaringan Sari project by
calculating investment costs, calculating income, analyzing economic feasibility
and analyzing sensitivity.
The data needed includes flat design, analysis of work unit prices, base
unit prices. Analyzing the technical feasibility of the building is carried out to
determine the planning of the Flat Penjaringan Sari according to or not with
PU Permen No. 05 / PRT / M / 2007. The Net Present Value (NPV), Benefit Cost
Ratio (BCR), Internal Rate of Return (IRR) and Payback Period (PP)
parameters are used to analyze financial.
The results of the technical feasibility analysis show of Flat Penjaringan
Sari Surabaya construction is appropriate and appropriate with the applicable
regulations. The results of the financial analysis show that Simple Flats for
Penjaringan Sari Surabaya are feasible because they get 10 years PP; NPV of
Rp. 12,157,464,060.00; BCR of 2.19; and IRR of 15.56% of the investment cost
of 15,646,656,246.00. With floor 1 rental rates = Rp ................, 2nd floor =

5th floor = IDR ................. The results of the sensitivity analysis state that only
expenditure changes that are sensitive to NPV, BCR, and IRR because of
changes> 25.684% cause project is not feasible.
