Penggunaan raft pondasi pada gedung-gedung tinggi sudah banyak diterapkan.
Terdapat bermacam-macam metode dalam pembuatannya salah satunya one deep full,
metode yang digunakan pada pembangunan Tower Orchad. Metode ini dirasa tidak efektif
terhadap biaya dan waktu pekerjaan, oleh sebab itu muncul ide untuk mengkaji penggunaan
metode sistem zoning dan sistem layer.
Data yang digunakan adalah shopdrawing dan bill of quantity pekerjaan.
Penghitungan durasi menggunakan metode PDM (precedence diagram method) dengan
bantuan software Ms.Project, sedangkan biaya dianalisis menggunakan acuan SNI digabung
dengan penganalisaan secara manual dan HSP (Harga Satuan Pekerjaan) Surabaya tahun
2013. Metode pelaksanaan one deep full cast dilakukan secara penuh atau 1 zona, System
zoning dilakukan dengan membagi volume pekerjaan menjadi 3 bagian dan system layer
membagi volume pekerjaan menjadi 3 bagian secara vertical. Hasil penghitungan RAB durasi
one deep full cast, berturut-turut adalah Rp. 7.108.542.416,- dalam 50 hari kerja, system
zoning Rp. 6.738.576.213,- dalam 44 hari kerja dan system layer Rp. 7.082.398.033,- dalam
64 hari.
Dengan melakukan perbandingan secara sederhana terhadap biaya dan waktu ketiga
metode tersebut, maka metode yang paling efektif adalah system zoning karena memiliki
durasi tercepat dan biaya termurah.

Raft foundation commonly to use on high buildings. There are many method to
construct, one of them is one deep full method. This method was use on Orchad Towers
foundation, but this method was felt uneffective on cost and time. Based of that writer want to
inspect zoning system and zoning system methods.
Shop drawing and Bill of Quantity (BOQ) of works are used. Calculation of duration is do
with Presedence Diagram Method (PDM) by using Ms.Project. and the cost is calculation by
SNI reference collaborate with manual calculation. One deep full cast method is doing fully
or with one zone. Zoning system is doing with devide of works to be three areas. Layer
method is doing with devide verticaly works to be three areas. The results calculation of RAB
and duration One deep full cast is Rp 7.108.542.416,- on 50 days work, Zoning system is Rp.
6.738.576.213 on 44 days work and Layer system is Rp. 7.082.398.033 on 64 days work.
Simple comparison of three methods about their cost and time was result system
zoning method as most effective of three because the cost is lower and the time is fastest.
