1. SISTEM MEKANIKAL & ELEKTRIKAL

Sistem instalasi Mekanikal & Elektrikal adalah terdiri dari :

1.1. Sistem Mekanikal


a. Instalasi Plambing (Air Bersih, Air Panas, Air Kotor, Air Bekas & Air Hujan).
b. Instalasi Pemadam Kebakaran (Sprinkler, Hydrant & PFE).
c. Instalasi Bahan Bakar Solar.

1.2. Sistem Ventilasi & Air Conditioning


a. Instalasi Ventilasi Mekanis.(Toilet, dan Ruang Utilitas).
b. Instalasi Air Conditioning.

1.3. Sistem Transportasi Dalam Gedung


a. Lift Penumpang.
b. Lift Service.

1.4. Sistem Elektrikal


a. Instalasi TM & Trafo Distribusi.
b. Instalasi Genset.
c. Instalasi Distribusi Daya & Penerangan.
d. Instalasi Penerangan Luar & Dalam Gedung.

2. SISTEM & DATA PERALATAN

2.1. Instalasi Plambing

1.) Sistem Air Bersih

a. Sumber air bersih utama diperoleh dari PDAM sumber cadangan diperoleh dari
sumur dalam ( deep well ) yang berjumlah 1 buah dengan kapasitas 9m3/jam
yang terlebih dahulu ditampung di RWT dengan kapasitas 20m 3/jam, kemudian
dipompa dan difilter menggunakan sand filter dan carbon filter kapasitas 9m3/jam
dan ditampung di tandon air bawah dengan kapasitas 242m3/hari.
b. Air bersih yang di Tampung di Tandon Air Bawah GWT dipindahkan ke rooftank
menggunakan pompa transfer dan dari rooftank di distribusikan ke unit alat
plumbing dengan menggunakan pompa distribusi untuk seluruh lantai kamar dan
sistem gravitasi untuk lantai dibawahnya.

2.) Sistem Air Panas


a. Sistem Air Panas diperoleh dari sistem heat pump dengan Storage tank kapasitas
2 x 3000 Liter dan kapasitas heat pump 2 x 39 KW.
b. Air panas yang ditampung, kemudian di ditribusikan ke saniter yang
membutuhkan. Untuk beberapa saat air panas yang di ditribusikan dari heat
pump akan disirkulasikan kembali menggunakan pompa return menuju water
heat pump untuk dipanaskan kembali, untuk menjaga temperature air panas
didalam pipa, sehingga air panas instan didapat saat membuka keran.

3.) Sistem Air Kotor


a. Pembuangan air limbah dari alat sanitasi akan disalurkan dan diolah di STP
Extended (Sewage Treatment Plant) kapasitas 60 m³/hari.
b. Air pembuangan dari kitchen sink akan disalurkan ke greastrap central terlebih
dahulu sebelum dialirkan ke sewage treatment plant (STP) Extended.

4.) Sistem Air Hujan


a. Air hujan atap gedung dan canopy akan dialirkan secara gravitasi menuju sumur
resapan kemudian over flow ke saluran kota.

5.) Perhitungan Kebutuhan Air


- Kebutuhan Air Bersih per hari
= 72 m3/hari

- Kebutuhan Air Kotor dan Air buangan

Sewage Treatment Plant (STP)


= 60 m3/hari.

- Kapasitas Ground Water Tank (Tandon Air Bawah) -

Kebutuhan Air Bersih + Kebutuhan Pemadam Kebakaran


= 72 m3 + ( 750 GPM x 60 menit )
= 72 m3 + 170 m3
= 242 Effective.

2.2. Instalasi Pemadam Kebakaran

a. Instalasi Pemadam Kebakaran untuk gedung ini terdiri dari instalasi Sprinkler,
Hydrant dan PFE (Portable Fire Extinguisher).
Dasar perencanaannya mengacu pada SNI, Dep. PU dan NFPA.
b. Instalasi ini menggunakan sistem kombinasi untuk keperluan sistem Sprinkler dan
Hydrant yang terdiri dari :
- Pompa Jockey, 1 unit kap. 25 USGPM.
- Pompa Electric, 1 unit kap. 750 USGPM.
- Pompa Diesel, 1 unit kap. 750 USGPM.
Head pompa kebakaran dihitung dengan standard tekanan titik terujung 6,9 bar.
Pompa pemadam kebakaran. Standard pompa yang digunakan mengacu pada
NFPA 20.
c. Persediaan air di Tangki Induk untuk pemadam kebakaran disediakan hanya
untuk 60 (enam puluh) menit yaitu sebesar 170 m3.
d. Instalasi Sprinkler, Hydrant dan PFE dipasang diseluruh area gedung kecuali
daerah-daerah khusus / daerah listrik yang pemadam kebakarannya tidak boleh
dilakukan dengan semprotan air.
e. Hydrant Box harus dipasang pada tempat-tempat strategis dimana mudah
dijangkau dan satu hydrant box dapat meng-cover area proteksi 800 m2.

2.3. Instalasi Ventilasi Mekanis


a. Desain sistem ventilasi mekanis untuk keperluan toilet.
- Untuk toilet umum : 15 x pertukaran udara.
- Untuk area parkir : 6 x pertukaran udara.

- Untuk Genset : 35 x pertukaran udara .


- Untuk STP : 30 x pertukaran udara
( atau sesuai kebutuhan STP Specialist ).
- Untuk ruang trafo : 25 x pertukaran udara.
- Untuk gudang : 8 x pertukaran udara.
b. Sistem ventilasi mekanis lainnya adalah keperluan Ruang Genset dan Ruang
Pompa dengan ketentuan temperatur ruangan maksimum 40 ºC.

2.4. Instalasi Air Conditioning


a. Sistem AC untuk bangunan ini dipergunakan untuk kenyamanan (comfort) bagi
pengunjung. Temperatur ruang direncanakan 24C  2C dengan Relative
Humidity (RH) 55  10%.
b. Untuk Hotel ini menggunakan unit Single Split Type dengan total beban
pendinginan ± 270 PK, Lokasi unit outdoor diletakkan di area unit outdoor
perlantai. Beban AC pada kamar hotel adalah 600 BTUH/m 2, Beban AC di area
ruang meeting 800 BTUH/m2, Beban AC di area Restaurant 1500 BTUH/m2 dan
Beban AC diarea Lobby 750 BTUH/m2 .

2.5. Instalasi Transportasi Vertikal


a. Fungsi dari peralatan Transportasi Vertikal adalah untuk mengangkut
Pengunjung agar dalam pencapaiannya kesetiap lantai lebih mudah, cepat dan
aman dibandingkan dengan menggunakan tangga konvensional.
b. Jumlah dan Kapasitas Peralatan
Lift Penumpang P.01 :  1 unit
 Kap. 15 orang / 1.000 kg.
 Kec. 90 mpm
Lift Penumpang P.02 (Lift Kebakaran) :  1 unit ( Doubel Entrance )
 Kap. 1.600 kg
 Kec. 90 mpm
Khusus untuk Lift Penumpang / Service trafiknya dihitung sebagai berikut :
- Interval Time : < 5 minute
- Handling Capacity : minimal 8 s/d 10%
- Waiting Time : maximal 40 - 60 second
Angka tersebut diatas sudah memenuhi persyaratan Nasional maupun Standard
Internasional.

2.6. Instalasi Elektrikal


a. Ada 2 sumber daya listrik yang dipergunakan untuk komplek bangunan ini yaitu :
- Sumber Normal dari PLN.
- Sumber Emergency dari Genset.
b. Sumber Normal (PLN)
- Tegangan menengah dari PLN 20 kV diturunkan lewat trafo ke tegangan
rendah 380 / 220 V, 50 Hz.
- Total kebutuhan daya listrik adalah ± 390 kva, trafo yang dipasang untuk
hotel maxone ini adalah 500 kva.
- Langganan PLN untuk Sistem Tegangan Menengah yang terdekat, untuk
keseluruhan kebutuhan perlu dikordinir terlebih dahulu dengan pihak PLN
lokal.
c. Sistem Emergency (Genset)
- Tegangan 380 / 220 V dari Genset langsung didistribusikan secara otomatis
kepemakai bila sumber PLN mati.
- Kapasitas Genset direncanakan mensupply daya sebesar 100% back-up dari
daya normal.
- Genset yang digunakan pada hotel maxone adalah 1x400 kva prime silent
type.
- Lokasi ruang genset terletak diruang genset di lantai 1 ( satu ).
d. Kuat Penerangan
- Koridor : 100 – 200 Lux
- Lobby hotel : 150 – 200 Lux
- Office : 300 – 400 Lux
- Bedroom : - General : 100 Lux
- Bed Head : 200 Lux
- Parkir : 50 – 100 Lux
- Ruang M&E : 250 – 300 Lux
- Kitchen : 250 – 400 Lux
- Restaurant : 200 – 300 Lux
e. Instalasi penangkal petir memakai Sistem Ionisasi Non Radio Aktif. Penangkal
petir dipasang diatas area atap bangunan yang paling tertinggi, dapat meng-
cover radius proteksi ± 50 m ( 1 unit).

2.7. Instalasi Fire Alarm


a. Fungsi dari instalasi ini adalah untuk mendeteksi dini terhadap terjadinya
kebakaran didalam gedung, sehingga bila terjadi kebakaran maka kebakaran
tersebut dapat segera diatasi dan kebakarannya tidak menjadi besar.
b. Sistem fire alarm yang dipakai untuk mall ini adalah semi Addressable
c. Sistem Fire Alarm apabila terjadi kebakaran akan interkoneksi dengan :
- Flow Switch Sprinkler
- Lift Penumpang
- Lift Service
- Pompa Kebakaran
- PUTR
d. Jenis Detector yang dipakai terdiri dari :
- Smoke Detector
- Rate of Rise Heat Detector
- Fixed Heat Detector
e. Dipasang juga kelengkapan pada sistem yaitu Manual Pushbutton, Bell dan
Flasher Lamp.
f. Kontrol Panel Fire Alarm dipasang di Ruang Control, dengan annunciator di ruang
Kontrol/Engineer.

2.8. Instalasi Tata Suara


a. Fungsi dari instalasi ini adalah untuk keperluan panggilan orang atau
pengumuman (Public Address / PA). Penyaluran suara musik hanya untuk area
lobby utama (Back Ground Music / BGM).
b. Sentral Tata Suara ini ditempatkan di Ruang Kontrol Elektronik dengan PA Mic di
Ruang Control Lantai Basement.
c. Apabila terjadi kebakaran didalam gedung maka sistem Back Ground Music / BGM
akan di cut off untuk keperluan evakuasi penghuni.
d. Jenis Loud Speaker yang dipakai terdiri dari :
- Ceiling Speaker  untuk Area / Corridor / Public Area.
- Wall Speaker  untuk Tangga.
- Horn Speaker  untuk Area Parkir dan Halaman Luar.

2.9. Instalasi Telepon, Data dan IPTV


a. Sambungan telepon untuk Back Office didapat dari saluran Telkom.
b. Pada setiap lantai disediakan Junction Box (Passive Optical Spliter dan Optical
Network Unit) untuk memudahkan dan kerapian instalasi serta untuk keperluan
penambahan kapasitas dikemudian hari.
c. Backbone cable untuk data / komunikasi akan disambungkan ke Patch Panel.
d. Untuk keperluan komunikasi dipakai sistem PABX, yang lokasinya ditempatkan
pada ruang kontrol elektronik.
e. Untuk sistem TV menggunakan IPTV yang menggunakan kabel UTP dan
disalurkan ke access switch.
f. Peralatan utama IPTV ditempatkan pada ruang kontrol elektronik.
g. Untuk keperluan back-up bila saluran dari provider mengalami gangguan maka
dipasang system sentral antenna digital dan peralatannya terpisah dari yang
disediakan oleh provider.

3.0. Instalasi IP CCTV (Closed Circuit Tele Vision)


a. Fungsi dari instalasi ini adalah membantu tenaga security dalam hal mengawasi
pergerakan orang atau barang pada daerah-daerah tertentu dengan tujuan fungsi
keamanan dan keselamatan bagi pengunjung yaitu dengan menempatkan
kamera-kamera berwarna (color).
b. Daerah-daerah yang dilengkapi kamera antara lain :
- Entrance Area
- Lift Lobby Area
- Akses Tangga paling bawah.
- Parkir Area
- Loading Dock Area
- Ruang-ruang Utility
c. Jumlah kamera akan dihitung berdasarkan lokasi kamera yang akan ditempatkan
pada area yang memerlukannya berdasarkan gambar Arsitek
Tipe kamera CCTV yang digunakn :
- Dome Camera Color Fixed Angle.
- Camera Color Fixed wide Angle.
d. Peralatan utama CCTV ini ditempatkan diruang control elektronik.

dan jumlah pintunya 10 bh.
Jumlah pintu kebakaran yang harus terbuka saat kebakaran adalah 2 pintu

b. Luas pintu tanggak kebakaran

= 20.33 ft2

c. Kecepatan udara yang melewati pintu yg terbuka 250 fpm

d. Kuantitas aliran udara melalui 2 pintu yg terbuka (lantai yang terjadi kebakaran)
