MONTHLY RENTAL AGREEMENT

This Rental Agreement (the “Agreement”) is made in Badung Bali, Indonesia on

(hereinafter referred to as the “Agent act on behalf the owner of the Villa/Leese);
(selanjutnya disebut sebagai “Agent bertindal mewakili pemilik Villa)

(hereinafter referred to as the “Lessee”).

(selanjutnya disebut sebagai “Penerima Sewa”)
The Lessor and Lessee hereinafter shall be referred to individually as a “Party” and
collectively as the “Parties”.
Pemberi Sewa dan Penerima Sewa selanjutnya secara sendiri-sendiri disebut “Pihak” dan
secara bersama-sama disebut “Para Pihak”.

LEASE AND THE LEASE OBJECT

The Lessor hereby leases to the Lessee and the Lessee hereby leases from the Lessor a
villa name Villa Tolgay Living Seminyak located at Jl.Mertanadi, Bali 80361, Indonesia.
(hereinafter referred to as the “Property”).

Pemberi Sewa dengan ini menyewakan kepada Penerima Sewa dan Penerima Sewa
dengan ini menerima sewa dari Pemberi Sewa atas sebuah properti yang bernama
Villa Tolgay Living Seminyak yang berada di Jl
Mertanadi, Kerobokan, Bali 80361, Indonesia. (selanjutnya disebut sebagai
“Properti”).

RENTAL TERM

This Agreement shall commence on _________________ for a period of 3 months, and

therefore it shall end on _________________ (the “Term”).

Perjanjian ini akan dimulai sejak tanggal _________________ untuk waktu 3 bulan dan akan
berakhir pada tanggal _________________ (“Masa Berlaku”).

The Lessee will have the first option to extend the Term by way of providing week prior
written notice for the extension to PT. Digital Value Bali Further, PT. Digital Value Bali will
be responsible to give me notice to the Lessor.

Penerima Sewa diberikan hak utama untuk memperpanjang Masa Berlaku dengan
menyampaikan pemberitahuan tertulis untuk perpanjangan kepada PT. Digital Value Bali.
Selanjutnya, PT. Digital Value Bali akan bertanggung jawab untuk memberikan
pemberitahuan yang sama kepada Pemberi Sewa.
The Lessee’s written notification on the extension was given to the PT. Digital Value Bali
as mentioned in Article 2.3 above will be sufficient evidence of the intention for extension of
the Term and any negligence conducted by PT. Digital Value Bali to provide the same
notice to the Lessor should not be used by the Lessor as the basis to not extend the Term.

The Parties agree that any extension of this Agreement or any other agreement associated
with the Property mentioned in this Agreement shall be transacted by PT. Digital Value Bali

Pemberitahuan tertulis mengenai perpanjangan yang disampaikan oleh Penerima Sewa

kepada PT. Digital Value Bali sebagaimana disebutkan pada Pasal 2.3 diatas dianggap
sebagai bukti yang cukup mengenai keinginan Penerima Sewa untuk memperpanjang Masa
Berlaku dan segala bentuk kelalaian yang dilakukan oleh PT. Digital Value Bali untuk
menyampaikan pemberitahuan tersebut kepada Pemberi Sewa tidak dapat digunakan oleh
Pemberi Sewa sebagai alasan untuk tidak melaksanakan perpanjangan Masa Berlaku.

Para Pihak sepakat bahwa perpanjangan apapun terhadap Perjanjian ini atau perjanjian
lainnya yang berkaitan dengan Properti sebagaimana disebutkan pada Perjanjian ini harus
dilaksanakan oleh PT. Digital Value Bali

RENT

The total rental amount of Rp 99.000.000,00 ( Ninety nine million rupiah) will be paid to
PT. Digital Value Bali as a representative of the villa owner.

Biaya Sewa sebesar Rp. 99.000.000 ( Sembilan puluh Sembilan Juta Rupiah) di
bayarkan kepada to PT. Digital Value Bali sebagai perwakilan dari pemilik villa.

First Payment (Deposit) of 50% Rp.49.500.000 will need to paid on …..

10% Security Deposit is applicable as a guarantee if, on the last of the rental, any pending
bills are unpaid.

CONDITIONS OF THE PROPERTY

The Lessee acknowledges that the Property has been received in good condition. Upon
expiration of the Term, the Lessee shall return the Property with all of its keys to the Lessor
in a reasonably good condition, maintained, and empty (in the meaning of unoccupied).

Penerima Sewa mengakui bahwa Properti diterima dalam keadaan yang baik. Menjelang
habisnya Masa Berlaku, Penerima Sewa harus mengembalikan Properti beserta seluruh
kuncinya kepada Pemberi Sewa dalam keadaan yang baik, terawat, dan kosong (dalam arti
tidak ditempati) tanpa adanya tunggakan pembayaran terhadap listrik, air, telepon dan biaya
lainnya.

The Lessee shall not be responsible for normal wear and tear of the Property or deterioration
of the condition thereof due to the passage of time or damage beyond the Lessee’s control.

Penerima Sewa tidak bertanggung jawab atas kerusakan wajar akibat penggunaan
terhadap Properti atau kerusakan kondisi tersebut yang diakibatkan oleh berlalunya waktu
atau kerusakan diluar kendali Penerima Sewa.
 OBLIGATION & RESPONSIBILITIES OF THE LESSEE

The Lessee is not allowed to act against the Indonesian law and/or use the Property for
purposes that are against Indonesian law.

Penerima Sewa tidak diperbolehkan untuk melakukan segala tindakan yang bertentangan
dengan hukum yang berlaku di Indonesia dan atau menggunakan Properti untuk suatu hal
yang melanggar hukum Indonesia.

The Lessee shall be responsible for any damage that is broken or lost due to the negligence
of the Lessee.

Penerima Sewa bertanggung jawab atas segala kerusakan atau kehilangan yang
diakibatkan atas kelalaiannya sendiri.

The Lessee is not allowed to make any alteration to the interiors of the Property, such as
painting the wall, changing the architecture and/or design and/or the structure of the building,
without any permission from the Lessor. Any permanent fixtures and attachments shall
remain the property of the Lessor.

Penerima Sewa tidak diperbolehkan melakukan perubahan terhadap interior dari Properti
seperti mengganti warna cat tembok, mengubah arsitektur dan/atau desain dan/atau struktur
bangunan, tanpa terlebih dahulu memperoleh persetujuan dari Pemberi Sewa. Segala
perlengkapan dan tambahan permanen harus tetap berada pada Properti milik Pemberi
Sewa.

Damage to the Property caused by gross negligence or wilful misconduct of the Lessee, his
visitors, employees, or servants shall be the responsibility of the Lessee, and damages shall
be restored/repaired by and at the expense of the Lessee.

Kerusakan terhadap Properti yang diakibatkan oleh kelalaian atau kesalahan yang disengaja
oleh Penerima Sewa, pengunjungnya, pekerjanya atau pelayannya

merupakan tanggung jawab Penerima Sewa dan kerusakan harus diperbaiki dengan biaya
sendiri dari Penerima Sewa.
 MISCELLANEOUS

This Agreement will remain valid, in case of one the Party or the Parties passed away, and
will be inherited by their legal heirs or successors, to the end of the Term, and the legal force
will remain to bind the Parties as they are obliged to fulfill all the terms and conditions in this
Agreement.

Perjanjian ini akan tetap berlaku, dalam hal salah satu Pihak atau Para Pihak meninggal
dunia, dan akan diwariskan kepada ahli waris atau penerus yang sah dari Para Pihak, hingga
berakhirnya Masa Berlaku, dan berkekuatan hukum untuk tetap mengikat Para Pihak
sebagaimana mereka diwajibkan untuk memenuhi seluruh ketentuan dan kondisi Perjanjian
ini.

This Agreement shall be governed by and construed under the laws of the Republic of
Indonesia.

Perjanjian ini diatur dan ditafsirkan berdasarkan hukum Negara Republik Indonesia.

In the event of failure of the amicable discussion to reach a consensus, the Parties hereby
select and choose General and Permanent Domicile at the Registrar’s office at the Court of
First Instant in Denpasar.

Dalam hal penyelesaian secara kekeluargaan gagal dicapai, Para Pihak menunjuk dan
memilih Kantor Panitera pada Pengadilan Negeri Denpasar.

This Agreement shall be executed in English and Indonesian language. In the event of
inconsistency between the Indonesian and the English language version, the Indonesian
language version shall prevail.

Perjanjian ini ditandatangani dalam Bahasa Inggris dan Bahasa Indonesia. Dalam hal
terjadi perbedaan penafsiran antara versi Bahasa Indoensia dan versi Bahasa Inggris,
maka versi Bahasa Indonesia yang berlaku.
IN WITNESS WHEREOF, the Parties hereby have entered into this Agreement on the date
and year herein above written.

DENGAN DEMIKIAN, Para Pihak dengan ini telah mengikatkan diri pada Perjanjian ini pada
tanggal sebagaimana dituliskan diatas.
