PENGERTIAN
Prinsip investasi dan bunga yang belum diamortisasi oleh revenue, seperti profit,
nilai sisa, simpanan, mortgage payments, dan inflow uang lainnya.
Revenue bertanda positif (+), sedangkan cost bertanda negatif (-)
PENERAPAN
Cumulative cash position dimulai dari negatif dan terus berjalan sampai
mencapai posisi nol pada akhir proyek, saat nilai waktu dari uang ditangani oleh
proyek rate of return (Stermole, 1987).
KEUNTUNGAN
Mampu menggambarkan dengan lebih baik daripada penjelasan yang berupa
kumpulan kata-kata ataupun diagram.

1) An investor has requested that you evaluate the economic potential of purchasing
a gold property at time zero for $1 million mineral rights acquisition cost. Mining
equipment cost of $3 million will be incurred at year one. Mineral development
costs of $2 million will be incurred at time zero and $1,5 million at year one. Gold
ore that will be mined at year one is 150000 tons of gold ore, the uniform
production of 250000 tons of gold ore per year in each of years 2, 3, and 4. Gold
ore reserves are estimated to be depleted at the end of year 4. Reclamation costs
$0,5 million and equipment salvage value $1 million will be incurred at the end of
year 4. Average grade of gold is 0,1 ounces of gold per ton of ore with
metallurgical recovery estimated 90%. Price of gold is $300 per ounce in year one
and to escalate 15% in year 2, 20% in year 3, and 10% in year 4. Operating costs
are $20 (or $222,22 per ounce of gold produced and sold) per ton of ore

o 30% of the cost, $300,000 is deducted using straight line amortization over 60 months,
with the first amortization deduction prorated from the month the cost was incurred.

ANALISIS DOLLAR TEREKSKALASI
Nilai ekskalasi dollar menunjukkan nilai dollar aktual dari biaya atau
pendapatan yang akan terjadi pada suatu masa di masa yang akan datang,
sering disebut current dollar, inflated dollar, nominal dollar, atau nilai dollar hari
ini.
Istilah konstan dolar tidak ada hubungannya dengan pengertian dolar yang
stabil, seragam, dan konstan untuk jangka waktu lama, Sebaliknya konstan
dolar dapat naik ataupun turun secara acak setiap waktu.
Analisis konstan dolar dianggap sebagai analisis yang valid, meskipun tetap ada
kemungkinan kesalahan bila prosesnya tidak dilakukan dengan hati-hati.

This constant dollar ROR is compared to the constant dollar minimum ROR to
determine if the project is economically satisfactory. For illustration purpose consider
that other oppurtunities exist to have our money invested at an escalated dollar ROR
35%. Comparing the project’s escalated dollar of 47,7% to the minimum rate of return
of 35% we conclude that the project is economically satisfactory. If we compared the
project’s constant dollar ROR 28,5% to the escalated dollar oppurtunities we would be
making an invalid comparison.
